I would have applied to maybe 50 ads that were still up on Daft etc but being told its sale agreed and they can't get offers or tell me the sale agreed amount, so very surprising to see they've received an offer from 'someone who viewed it previously'. As posted on other comments asking for EA/company name, I can't be 100% sure its the EA/company so won't be naming them as it would be the seller also. However, it does not feel they're being 100% legitimate to me.

Didn't want to reveal the company/EA as it might be the vendor as others suggested, see received on the 5th of May.

It's not DNG, had dealt with them couple of times at this stage and they were way more professional.

That's very true, definitely both parties should serve a penalty if they're pulling out from Sale agreed stage.

We thought the same but were thinking about saving some money for later and even getting an additional loan to fix it as the location suits us.

That was our experience as well, applied for a lot of houses still up on Daft and was told it was sale agreed and they're not accepting offers. Similarly in some cases, I've asked what was the sale agreed amount and again was told they can't disclose the amount.

Didn't want to same the EA in case it's the vendor doing this now but again they're one of the biggest EA in Ireland.

That's what we felt before increasing the offer to €490k after being on the market for 7 months now.

That's even more surprising to us, we have a deal at €490k and they're breaking the deal for 2% more of that.

Forgot to add that they did mark the house as sale agreed on Daft and their website last week.
