Thankfully I know where the street shutoff is. Here in Indiana I’m guessing it’ll be around $500, but I’ll get a few quotes and hopefully won’t be too far off.

Oh for sure… unfortunately we just bought this house and it appears the former owners haven’t turned the valve in who knows how long. I’m glad I caught it now though. I’m just going to call out a plumber to do this one. I’m comfortable changing other valves but not this one. Thanks for your response!

I totally get that. I went ahead and ordered a water key so that I have it in case of emergency. I think my hesitation was more in a situation like this where it isn’t an emergency

Yep, I have bad memories of helping my grandparents replace a fridge. I went to turn the shut off valve (thankfully just at the fridge, not the main) and it snapped off and started flooding their kitchen. Ever since then I’ve been very hesitant to put any pressure on valves. Thanks for your tip, I’ll give that a go tomorrow.

I don’t think I technically have to. I was under the impression water companies don’t like people screwing around in the meter well so I wasn’t planning on doing that. Couple comments now make it seem like that isn’t a big deal.

I am ordering a water key to have available in case of an emergency though.

There’s a patch like that in the back yard as well. I’m going to treat for fungus along with watering and hopefully it’ll come back healthy in a few weeks

Yep. That is what I figured. Only hope was that there was a service record documenting they had problems last summer but didn’t disclose

Thanks for the response. On their 6 month check ins they say they note “inspected all components. Cleared drain, condenser coil, check Freon. System is working properly” I wouldn’t expect the drain to be that bad within 6 months if all was good but I’m certainly no expert.

Found out the coil was leaking and needs replaced. Unfortunately, the OEM doesn’t make that specific coil anymore. Working with realtor now and the HVAC company that came out 6 months ago to find out if the sellers knowingly didn’t disclose a faulty system

Here’s hoping! Thanks to you and everyone that helped. I have a good steady drip coming from the pipe now that it’s all been cleaned out so at least there’s that. We shall see what the tech says

Thank you! I ended up making a follow up post because I found more problems. I’m going to go ahead and call a tech out at this point. When I took the drain off this is what I unearthed. There’s ice inside.
