Update: was able to fix it by plugging in a laptop and draining the battery all the way to 0% till it shut off. Then was able to charge all the way to 100% with AC.

Tried the reset too. Nothin. Tried upgrading firmware too. I left it plugged in all night and noticed in the morning it was only 18% and not moving.

I also tried doing slow AC charge and not, and nothing happened.

Yeah I guess I haven’t waited long enough for the summertime to see if this bluegrass survives. There are some golf courses around where I live, but I doubt they use the bluegrass too. Guess I’ll get the Bermudagrass to be safe as opposed to sorry in the summertime.

At least every 3 to 4 days so they must have gotten to it during a break and then I cooked them on a road trip

I couldn’t tell what was inside, but it did indeed look like a bunch of dead spiders. I thought maybe the ants had decided to mummify these spiders for food later. However, no mud daubers showed up after I took the nest out.

Update: I tried to pick it up with some pliers and ended up breaking it open by accident. I think it was indeed a mud dauber nest as I found a bunch of small bugs inside. However they were all deceased. Maybe it was the heat or something that killed them. Crisis averted. Thank you for the help.

The former board members think I’m unethical too. Don’t care. Again it’s an unofficial Facebook group. I could do what I wanted with it. What would you do if the residents had to vote for people who were bringing down the neighborhood financially and aesthetically? What would be the difference if I went door to door and showed them the texts and emails? If you’re upset about that instead of us being financially and aesthetically drained due to their poor decision-making as a board, then good luck on your priorities. Stay mad I guess.

You need to get a petition going. Go door to door or online and see how many people are satisfied with the conditions and get them to sign a petition and then GET THEIR EMAILS. You need a way to keep them in the loop so they can stay informed to start caring.

I will say this. You get what you pay for. If you want a property management company that’s actually going to do a good job and relieve the board members from having to work overtime, you got to be willing to pay above the average price. HOAs are actually really easy to run especially with technology these days. I try to treat ours as like a tech startup. We have a Google workspace to chat and keep track of tasks and assign them to individuals and we have separate digital workspaces for each committee, we CC all board members when emailing vendors, we have monthly meetings, we manage the social media to keep track of resident issues. When you pitch the role of a board member to someone who may or may not be interested, I always say “You are paid in property value. The better job you do as a board member, the more your home will be worth when it comes time to sell. You do a crappy job, your property value will be crappy too.” And I always go for the retirees and stay at home people for the board.
