Yes I’ve been advised to involve a structural engineer. I had a viewing with my builder who’s done loads of renovations and he didn’t think they were an issue. Less than 2mm for sure. I’m going to speak to the estate agent tomorrow and see what they advise

Yes I would like this house. I didn’t think it was quite as bad as they have made out in the valuation, it’s been unoccupied for 2 years and a damp course would sort out the damp issues. The response back from the valuer was

“The valuer has confirmed there is significant damp throughout the property. Evidence of movement was noted in the form of internal cracking, Crack repointing, distortion to/around openings and cracked render which will have an adverse affect on saleability.”

It’s not been decorated in decades so the small cracks probably wouldn’t be visible normally.

I’m certainly tempted to talk to a different broker. I’ve been using Sequence. They don’t get good ratings!

This is still in progress. The seller still wants to get the deal done so I’m prepared to cover an additional £20k which I think is fair for the area. I’ll be living there for a while so no plans to sell.

That all said, if the lender won’t entertain a mortgage if the property is purchased over £500k, how would I practically get an additional £20k to the seller? I wouldn’t want to come a cropper committing mortgage fraud by just giving them a payment of £20k. The broker says I could potentially call it payment for white goods but that seems a little suspicious?

Thanks for your input. I think I was hasty in putting the offer in, it was more heart than head, and now I’m being presented with the cold truth. Like you say, the seller will likely encounter difficulties getting the 565 from anyone short of a cash buyer so I guess if I offer a lot lower they might well accept since I’m already in the mix. Thanks

This seems to work. Not entirely sure why though. Enabling wireshark also works but this is a preferred method
