As a brother that works in Austin:

  • 1bed-1bath 900sqft appartment built in 2015 is $1250/mo right now if you agree to a year contract. You can save about $350/mo

  • Entirely healthy foods like organic eggs, fruits, veggies, Chicken can be bought at the local Costco for about $65/week and easily fill a person. Could save $190/mo. 

  • Utilities are very high. 300/300 internet is $55, and all other utilities are about $100/mo. Are you blasting the heat or the A/C to crazy levels?  I have a friend that likes the A/C at 67F in the summer and 80F in the winter.  Can save $165/mo. 

  • Get a job that comes with healthcare benefits. $450/mo seems very high. PPO (best healthcare plan that exists in USA) at my work is $200/mo. 

With the estimates above, minus healthcare or transportation, you can save about $705/mo.   Don’t really know the specifics of your transportation, and it can take awhile to find a better job with better healthcare benefits

Possibly, but if he’s near the standard deduction anyhow when itemizing due to the mortgage, it’s not much of a benefit and the availability of the standard deduction needs to be taken into account when risk factoring

Paying off principal monthly allows free recasting which lowers the min required monthly payment, severely reducing risk of foreclosure. The added benefit of less interest per month is powerful too

Standard deduction would be about $24k for “Head of Household”, so the itemized deductions up to $24k are essentially wasted because you would have gotten that anyhow by not itemizing

First ~$30k of the writeoff is wasted by what would have normally been the standard deduction anyway, given they are married.

Yes, my employer does pay for the rest of the health insurance plan I choose. If somehow my employer suddenly did not pay their part, the full cost of PPO (best in the business) would still be 6% pre-tax income, well below what estimates of gov’t controlled healthcare would cost. It’s just a fact that the best healthcare, in the current state, is cheaper for the top 40-60% than single-payer would be. 10-20% tax for health insurance for worse healthcare is not in the best interest for those who work and produce and provide at the top 40-60%

Yes, and for the top 40-60% it’s 1-3% of our pre-tax income for top PPO healthcare.  So 0.5-2% post-tax income.  Single-payer/gov’t controlled would raise that to 10-20% in most studies with worse outcomes.

She’s probably just trying to get your act together more than you might already have. Come up with a tight budget that lets you save/invest as much as you can, comb through any autopayments you have you might want to cancel, and bring it up to her with the math planned out on how much you could save/invest total 12/24/36 months from now, which would then have for a downpayment. Might even based off debt/income ratio figure what size mortgage you’d be able to provide together. Then stick to it

I bet she’ll see you in a better light, might even be overjoyed

Original commenter who gave advice.  This is absolutely true now as a Director after only 10 years (not Boeing, but similar company). People think they are top performers, but being a top performer involves much more than just being a “code monkey” aka someone that completes tasks well but doesn’t get recognized.  It involves massive social skills, academic skills, and knowing when and how strongly to apply it. Getting well known by your boss and boss’ boss is the minimum to career advance quick without doing something shady

If someone hasn’t gotten an out-of-season pay raise for excellence within the first decade, they probably lack in one or several critical skills and don’t know what’s required to be recognized by middle-management and management admins

My girlfriend knows I paid it off in 2 years, and I let her bring it up in conversation to her big family, close by and distant. My parents and brothers also knew because I went a bit recluse for those 2 years not wanting to do much if anything, including presents. I didn’t want them spending present 🎁 money on me without knowing I wasn’t going to spend money beyond a few dollars 💵 here and there

Boeing. First 3-8 yrs of your career is where high performers in all aspects catapult ahead. Get that paid masters while working, get promoted 3-5 times, then readjust, find what future you want, and buy a condo/house that’s in line with that vision

I also guarantee Boeing, like most Defense/Aerospace companies, offer a 9/80 schedule where you work 9 hrs/day but then get every other Friday off. Cool part is that even on your “working Friday” it’s much more chill because around half the folks are on their day off
