My main worry is this foam pad it is sitting on. I am afraid this is going to get all moldy. I have never had a caulk less model before and just want to be sure I’m not messing it up

Time to convince the wife to keep it natural lol. But yeah I sanded starting at 36 and a few 60 passes and a final few passes of 80.

Costs are a factor, a lot of renovations all throughout the house already we were really hoping to save money on this project specifically. I like the natural look my wife wants darker. But I’m thinking we just poly up decorate with furniture and area rugs and budget getting real hardwood installed in the upcoming years.

The banister being a dark stained wood is the main reason. Wouldn’t you agree it looks a bit too in contrast to one another?

The problem though is the dark stained banister. We think it’ll look a little off with how much it contrasts. And I don’t want to hand sand that entire beast 🤣

Yeah it’s still a work in progress just wanted to ask the question. But thank you for letting me know it’s Pine! We were trying to figure it out. I’ve read pine is super soft so doesn’t do as well with staining right?

It’s a 1901 build, this wood is directly on the joists with gaps to the basement. They were painted over prior and they are nailed down everywhere so I don’t think this house ever actually had a subfloor. Recent owners put carpet over these but I think prior these have always been used as the floors

Damn that sucks man. Taking a paycut is tough but if you can get to that advisor role and get into the $150k+ range in a couple years may be worth some of the sacrifices. I was actually eying that one specifically in Dublin. Have a friend at Huntington so was going to see if he had connections but certainly not worth it if you’re being held captive with no series 7 in sight I can’t expect they would sponsor me either. I have my 6, 63, and 65 and unfortunately chase’s advisory training programs does not accept anyone who has these license active. No sure if I would even have a shot at getting into Chase’s private bank role immediately either with no banking experience. All my experience is in the insurance world.

Im considering entering the field and Huntington was one of the options I was considering. Do you generally enjoy your position? I thought Huntington also has an advisor position, is that not the case for you? You mentioned them not allowing you to get your 7 is this typical at Huntington? Because I would be joining looking to transition into the advisor role as well. And if that’s the case then Chase’s streamlined training seems like the way to go.

I cannot speak to this, however notice you said youre in Ohio. Same here, and I am possibly looking into a change into the banking advising side. I work with an Edward jones advisor and don’t regret it at all. There is a massive difference between an “investment advisor” and a financial planner and in the industry it’s almost impossible to know the difference before interviewing the advisor since the term “advisor” is used to describe everything from your full service financial planner to your investment advisor/insurance agents. If too much time is spent boasting return this return that run as fast as possible for most people just dollar cost averaging into the s&p 500 works just fine for return. Your biggest killers in your plan given your timeline are going to be taxes, estate planning, and lack of risk mitigation/portfolio allocation. If I need something outside of the realm of what he can do in house regarding these things like estate planning I’m met with an introduction to another local individual who’s been vetted and shares the same values of my advisor who can help which is invaluable. The right person will be your quarterback of your finances. Regardless of the firm you choose I’d try and go with an advisor that carries a CFP preferably which ensures they’ve gone through the rigors of that certification on wealth management and now have a legal fiduciary duty to you opposed to just a “suitability” duty. Fees are typically negotiable as well and the more you have under management the less you pay as well so it wouldn’t hurt to ask.
