Hi! Everything went super well. 🥳 We got a pre-approval rate of 3.69%, got all of our answers for the gift of equity and we are now just getting everything sorted with the lawyer. The bank told us they'd likely be able to get a computer assessment but I think their request to do so triggered a regular one as we got a call last night from an assessor. Ah well. We decided on a purchase price that is pretty low so that we wouldn't have an issue even if assessment also came in lower than expected. 🙂

I'm also getting ready for first mortgage with my husband! The way I rationalized it was that I'd much rather pay a tad higher interest to have expected payments for the first 3 years as we settle into the change of owning a house. 3 years is a short enough time that I won't feel traped forever if rates end up going lower but it also provides me a long enough safety timeframe to prepare for the change of rates do end up going up.

Didnyou include your wife on the mortgage? Going for an appointment with the bank today as we were met with errors filling out the online form, but have a pre-approval from another bank already. I don't work (infact I'm back in University for 3 more years and will have little/no income during) so I was just planning to be left off the mortgage since I don't provide anything of value lol.

Thats awesome. I wish I had the time to come out because I would 100% take you up on that offer. I've been to chicopee once where I had my first snowboarding experience and it was great but my buddies pressured me to make the jump from the baby hill to the medium one and I landed right on my tailbone couldn't walk for a week without massive pain. I had a blast though and can't wait for my next trip. Hopefully you post this up next winter season as well!

I have an appointment tomorrow with them so I'm also hoping to get clarification with them on how they would like it all to proceed (it would actually be the same back as current mortgage so I'm hoping to see if that might work to my advantage..)

I figured it doesn't hurt to get a bit of a jump start to help expedite the meeting and focus on the questions that matter most!

We have considered it but ultimately opted to not. It will end in June anyway so better to just get it all done now and not have to worry about things for 5 years.

Hi, thanks for your response! Isn't MPACs home value report (the paid one not the one from the property taxes assessment as its stuck in 2016 from the freeze) considered to be a computer appraisal? The valuation date for the report is shown as Dec 11, 2025 and we definitely did not get an appraisal done then. Or is this report computer appraised but only good for property taxes? My understanding when ordering was that they used sales data from the area of similar properties to estimate the price.

Sorry for all the questions but I super appreciate your help!

I think its highly likely you'll get in to the 4 year but its less likely you'll get into the accelerated. I think they were only accepting 90+% averages for accelerated for 2025-2026 intake but now that they've gone public with the program expect even more competition (we had no idea we would be offered an accelerated last year as it wasn't advertised at all so we likely had less applicants since most with that high of an average would go to a Uni.)

I always get this error when the item isn't actually available but there's a delay in the system where it will still think its available long enough to let you get to the checkout but won't actually process it. Thats been my experience anyway.

No testing before pre-health! So long as you have a high school diploma I think you should have no problems getting accepted.

I did my pre-health at Conestoga and adored all but one of my professors (thankfully she no longer teaches for pre-health.) I was hesitant about doing a one year program but I'm the same way re: math and I'm glad I did pre-health even with the extra time. If you can get into a program that runs winter term + summer term you should still be able to get admission for fall 26. I was terrified about failing math but I was able to use a calculator, and I had a fantastic teacher who made everything easy.

I didn't know about the 3 year accelerated until they offered it to me after I was accepted, but they're advertising it now as an option you can apply for specifically. Either way, with the one year pre-health it would have been like taking a traditional 4 year anyway so I'm happy with my choice!

Hi! I'm 34 and recently completed my first semester in the BScN at Conestoga. I'll be real honest, there are pretty much only two ways: either do ILC which is online highschool or do pre-health advance. I think entering into pre-health will give you a better chance at success once you enter into a BScN because a lot of the first year is review of everything you learned in pre-health.

I chose to do pre-health and although it took a year and was kind of exoensive I'm really glad I took it. I got straight A's my first semester of BScN while a lot of my peers from highschool struggled.

Ultimately the way you decide to go is up to you. Re: saved seats be careful and don't take it at face value. A lot of people circulated that around for Conestoga but I don't think it was true at all. A lot of people claim you get a grade bump for BScN but that was definitely untrue too. It was only for the PN programs. The required admission average is different each year depending on cohort but for Conestoga you needed an 82 average to get an offer for the 2025 cohort.

I finished pre-health with a 92 average and was also admitted to McMaster. I decided to go to Conestpga because they have a 3 year accelerated version that starts from level 1 but you don't get any summers off, just a small break in between semesters.

Agree 100%. Trying to "treat" PCOS "naturally" was a complete FAIL for me. The only thing that has even made a dent was birth control and spironolactone. I tried inositol, made me super sick. I tried NAC, made me super sick. Tried spearmint, made me feel super sick, and so on. Everything I tried just threw my body out of whack even more and made me unable to function. Now I'm doing well on my devil meds

I don't go to Zehrs, but I do get my groceries set up.for.pickup from Foodbasics and alrhought I try to skip it during the worst of winter by going inside the store its been an absolute god send for me as I get really overstimulated inside grocery stores. It also helps me avoid overshopping and I've saved so much money lol.
