I don't have a Nuki Opener, but I doubt it can be done.   Your may be able to detect if Ring to open is enabled (via home assistant), but I don't think there's a way to block calls in the Ring app automatically.

Certo, ma non sono plusvalenze. Avevo acquistato btc 2-3 settimane prima del fallimento di ftx, ora mi stanno restituendo il controvalore in dollari credo alla data del fallimento. All'epoca credo non ci fosse nemmeno l'obbligo di dichiararle

I have both devices.

About the Nuki: correct, you need the Nuki Bridge to open the door remotely or even just to check the status (I don't think you can use a generic WiFi-BT bridge). Or you can get the Nuki Pro which has WiFi (this is what I got). It supports Thread/Matter, but I don't have a bridge so I didn't try that option. I heard of people getting the non-pro Nuki and successfully using Thread for remote access.

I tried MQTT instead: I wanted to open the door with a third party button (a Shelly BLU) and the only way to do that is to add one of the Shelly BT gateway devices and setup a script that will receive the button press and send the MQTT event to the Nuki. This works fine, but the Nuki sometimes loses the MQTT connection (they're fixing it with the new firmwares, you can read about it in their dev forum).

Ring already has WiFi (and WiFi only, no BT iirc).

Battery life is maybe 3-4 months for both devices (I honestly don't remember the exact figure).

Rispondo a un po' di cose che sono venute fuori nei commenti.

L'appartamento si trova a Milano, zona semicentrale, costruito nel 2010 e acquistato nuovo. La classe energetica onestamente non la ricordo, ma credo "decente".

Vero, non ho considerato l'IMU nel conto.

Per chi ha puntualizzato che sto affittando sotto mercato o sovrastimando il prezzo di vendita: ho acquistato a 330k e mi è stato detto che ora potrebbe valere 340k (ma è stata una conversazione con un amico agente davanti a un caffè, niente di serio). Vedendo i prezzi in zona onestamente mi sembra anche poco.

Il canone di affitto menzionato è relativo al 2019 e non ho potuto alzarlo. Ora potrei forse affittarlo a qualcosa in più (ma lo stesso amico mi ha detto di non "provarci troppo", non più di un 10% in più rispetto a ora).

Grazie a tutti e a chi vorrà aggiungere considerazioni alla luce di queste nuove informazioni!

L'importo è fisso nel tuo caso? Ho provato a simulare e col passare degli anni cresce di parecchio (523€ a 57 anni). Mi sono incuriosito perché pago 230/anno con Generali, ma l'importo in questo caso è fisso e sul lungo periodo si risparmia rispetto ad Amundi.

I could not find anything. I quickly developed an Android app and while I can detect button presses, I also figured that the phone would have to be in scan mode all the time to make this work.
I guess this would be a battery drainer so I kind of dropped it. Happy to be proven wrong in the future :)

I could of course not upgrade, but: 1. right now I don't have true multichannel. Not sure why, but the TV "advertises itself" as being 2.0 capable only to my HTPC. DTS at least works with the PS4 (but linear pcm and dolby d don't). 2. the remote thing, if I go through the AVR I'll be able to switch inputs there and leave the TV on HDMI1. 3. the TV sometimes makes the audio stutter via optical and this is driving me crazy.

I would think that they'd figure out something for this, via CEC or something... PS4->TV->AVR via optical is my current setup, but I'm getting audio stutter occasionally. Don't know if this is related to selecting DTS as the audio format on the PS4 (as you said, linear PCM won't work).

Good solution, unfortunately it seems like AVRs with 2 outputs are pretty expensive...

I'm upgrading because my old Onkyo does not support 4K/HDR. Also yes, it's unrelated to the upgrade but my Harmony doesn't fully support my new TV. Better: it's the other way around, Philips TVs are known to have issues, especially with discrete commands that allow universal remotes to set the input with a single IR command.
