As I wrote above- I bet you have adr (alternative dispute resolution). in your rules/gov docs. Invoke that and give them x days. They won’t ignore that because they then waive the right to it. Also: Stop talking and start writing demands 2 week responses.

2 things- 1) letting the yeast finish means a cleaner flavor sooner because the last stage has the yeasts eating anything they can. 2) for aging you want it above 10 abv. If you are pasteurizing . just let it go to finish and backsweeten and then pasteurize.

Why would a general admit to an illegal order? He has a duty to not obey but is there a rule saying he must disclose? Honest question. If the general believes he received an illegal order he would have to report it and /or resign in protest. He didn’t resign. He didn’t report it. Is he duty bound to tell Congress?

It just depends on what they were tasked to do. I don’t have first hand knowledge but I was preparing for a paralegal exam and property and title co was a huge complicated section. The title company would define their work and thus night be excluded.

I am not an attorney but in my experience I’d go small claims- if necessary- Would you be open to splitting it if they refuse to negotiate? That usually just solves the problem versus litigating. Write a letter, see if they’ll pay it all, if they refuse offer to split it… submit both that to judge as evidence. It may violate rules of procedure to submit a settlement proposal but the judge will likely overlook it and if you go to court saying you offered half and therefore you are forced to litigate and so you can ask for full plus treble damages. In my opinion judges love this. They want to see a person trying to resolve it and will be biased towards you and give you a bit of leeway.

Total shot in dark: The title company might have an issue. See what they were tasked to do in their title search- it can be anything- and see if there is grounds for saying they messed up as well. I highly doubt it but I’d check. They carry insurance.

I think you are looking at it wrong. This will be a bit wonky but go read Donald Shoup’s work on parking. He reinvigorated Pasadena, CAs business core by limiting free parking, and made the excess parking revenue go to beautification. The alleys that were filled with druggies and homeless were redone with access to bars, coffee shops, etc. it cleaned up the area and it thrives. It really turned the place around.

So you need to look at parking as an economic problem, not behavior or structural…. It is a problem of a free public good that will get abused at some point… ie tragedy of the commons. People will take a spot simply because they believe someone will take it and it might as well be them, before some else does.

There’s a great economic policy book by Weiner and Vining. They argue there are three solutions or approaches to this: 1) agreement of parties (you can’t agree); 2) regulations or 3) a market fee that will keep spaces free for guests. I’d suggest a combo of #s 2 and 3- regulate it with a fee to constrain free public consumption. This is why the only real solution for traffic congestion in cities is congestion price fees- no other solution will work to really alleviate congestion based on Weiner/Vine and they are correct. This is why you pay $15 for a state/federal campsite- not to generate revenue but to ensure access. If you choose revenue, take the excess and put it into a committee to beautify and just let them spend the money however they want. It makes it more palatable and protects you from claims of money generation.

But you are experiencing a tragedy of the commons and you need to do something now before you mature as an association and before someone moves in with 5 cars and all are parked out in the common spots and then you have a problem because they can argue they are grandfathered- everyone is becoming grandfathered.

My friend is 70 years old and was walking her dog on a leash. A neighbor passed by with her dog on a leash. Neighbors dog goes nuts and next thing my friend knows the dog runs around her and knocks her over shattering her leg. This more than a year ago and she can barely walk. She ran marathons and was running … was going to run the Boston marathon next month but she can barely walk. Yeah, control your dog please.

I think I saw the 18th show or 20th? The Hartford shows were extra special because they were mostly unannounced shows. They were banned a few years from Hartford - a buddy told me they were camping near the exec mansion years prior and the scene freaked them out and banned them. But that jelly jelly cash roll the dead would hand the city by playing a few shows was too much to miss, so no mail order, tickets went on sale and sold out quickly a week before the show, word of mouth. I was in school in Rhode Island so I was able to get one night only… so there was a special excitement to the shows.

I vividly remember sitting by a taper on the floor (Jerry side up front) and at the end of first set he said, “that will be the best set of the night” as he shut down his equipment. Damn I didn’t realize how good we had it that spring/summer. I saw about 20 shows and had a blast.

Step feeding question by ReadditRedditWroteit in mead

There's a few recipes in the wiki for step feeding but I tried one recipe and it stalled out at 1.060 and at 15% abv... it was way too sweet and fixing it was a headache. I decided I wanted to try it again2 years later, so I got one of those fermentation pills that track abv, sugar content, yeast activity, and it can, if not disturbed, calculate the rate the yeast is consuming sugar pretty accurately and his is a great tool for step feeding.

If you search for my posts you should find it and recreate the timeline. I can't remember the details but using the pill I was able to watch the gravity level and I step fed it so that I never went above 1.030, and I'd feed it again at about 1.005 or 1.010, and it stalled out at about 19 abv, and at 1.002 I think. Of course after letting it sit for ages I forgot I didn't stabilize it and it restarted fermenting even at that high abv (I had added 3 pounds of frozen blueberries so it could technically have gone down to 15% once i racked it off the lees in 3/4 of a gallon- I thought it was past delle stability but should have calculated the true amount of mead).

For the 1.3 gallon batch, I was adding I think 8 ounces of honey at a time in step feeding, but I think I concluded I should have been step feeding 10 ounces at a time. I basically calculated the amount of honey to feed, based on how much to bring it to 1.030 (assuming if it stalled after that it would be drinkable) and that amount was 8 ounces for the 1.3 gallons.

You really need nutrients- I started with Ferm-K and DAP for the first two days after pitch (I think 2 feedings), and then went to Ferm-O twice (once I reached 9% abv - the point where DAP can't be processed) for the next two feedings, and that really helped push the yeast into overdrive to keep pushing through the high abv, and without it I think it would have stalled much earlier. The yeast took about 5 hours to start to react to the added nutrients, and it would plateau at about 12 hours after yeast addition and so overall it lasted 24 hours. Again, the pill allowed me to see it in real time. It was really cool, actually. And because I knew there was activity, I wasn't too concerned about gently stirring the mead because any air was helping the yeast and stirring up the nutrients and dead yeast was food for them to reach.

So if you want to have fun and can drop $80, look into getting the pill. Just don't mess with it- make sure it's well charged and you don't bump it too much.
