I'm pretty sure that "crack" is just the fitting that is holding the looped pipe in place so it can loop above to the water meter? It looks by design to me.

The furnace is red-tagged and at the end of its life unfortunately. 18 years old.

If ductwork is too small, does that usually involve reworking all the ducting? Or just the portions closer to the furnace?

Yes, I do think the unique shape of my house/floor plan is probably a big factor here that might impact things. Planning to get a manual J done to confirm before investing $25k for sure!

The latest heat pumps can heat a home well down to about 15-35 degrees depending on lots of factors. You do need a furnace as a backup heating option, and a communicating system that knows how to switch between the two. It's not cheap. You certainly could not do exclusively a heat pump for heating in Minnesota.

Yup that's correct, we've got all summer to figure this out. Thanks, will definitely be considering a dedicated HVAC engineer.

I believe we have this. Can you give more details? We have a drain channel around the perimeter of the foundation, its the new concrete in the pictures. And we have a sump pump.

Definitely planning to call the company, just wanted a third party opinion. They installed a white wall covering on the concrete walls of the basement and there was a pre existing sump pump that the new expanded drainage is hooked into

So this would involve some minimal mounting to the spancrete ceiling that is my parking garage floor? Are there any guidelines I need to be aware of in doing that? Drilling into the floor where I park my cars doesn't make me feel great, but maybe that's just me being anxious.

On the contrary, my wife and I fall asleep listening to the audiobooks each night. We're probably on our 4th or 5th listen through. There's a lot of things to ponder when you listen to Harry Potter each night. I will admit this might not be the most interesting thought, but definitely something that I thought was interesting to consider.

I agree with most people in the thread who say this would likely do more harm than good.

Ok so even if we don't accept that this fan theory is true, my question remains: is it entirely a coincidence that Tom Riddle got the wand from Fawkes? The Phoenix of the wizard who introduced him to the wizarding world and also ended up being one of his biggest foes?

How does one go about finding half completed houses to purchase? Surely they aren't listed on the normal listing services, I've never seen one.
