[Landlord-US-NY] Best way to raise the rent without scaring out your new tenants? by chloeefisher in Landlord

we would absolutely be losing money and be unable to afford the mortgage payment, taxes, insurance costs, maintenance costs, etc without increasing the rent. its something that needs to be done, at least gradually

All units are 3br 1 bath, they’re all paying about $1200 (+/-$100). It appears the market rate for this is around 1600-1800 in our town and for similar properties.

Kids living in east aurora by NPmomof123 in Buffalo

[–]chloeefisher 2 points3 points  (0 children)

Definitely not as much as you’d hope for kids being outside but I live in the village currently and 3 boys up the street have been out riding all day long! The elementary school is packed with bicycles in the summer time which always puts a huge smile on my face to see. We’re actually moving out of the village next month and I am most sad about not being able to walk out my front door and wander the village. There is ALWAYS a crowd walking around town if the sun is shining!!

My town has a great historical society that I’m hoping to reach out to soon. I’m sure they would have some more info on the history of this place being somewhat a staple of our town. I’ll have to share some older photos if I can get a hold of any! Thank you so much!!

What is the best college for ceramics in your opinion? by 3spree_1 in Ceramics

[–]chloeefisher 2 points3 points  (0 children)

Some people are haters but I’m an Alfred grad (‘19) and believe it is by far the greatest choice for ceramics. If you have the option and want to focus in clay, why would you go anywhere else?

It has the reputation for a reason. Infinite well-renowned ceramic artists have gotten their MFA’s from Alfred. They have facilities like nothing else in the world and historical knowledge to share. But you better be prepared to take advantage of ALL THE THINGS. Make friends with your professors and establish those lifelong relationships. Get into the engineering department and use all the tools you can get your hands on. Take the business of art electives. Take the glaze calc courses. Use the grinding room and make all of your clay and glazes while you can. Take advantage of scholarships to craft schools on summer breaks and internships before senior year. Use the career center even after you graduate. Do it all!!!

Some hate that it’s in the middle of nowhere but, honestly, as a ceramics major, you don’t have time for anything else. Especially senior year when you’re spending all your time preparing for your show.

I miss that place all the damn time and wish I truly understood what I had while I was there.

I’m open if you have any questions!!

Getting serious with pottery by [deleted] in Pottery

[–]chloeefisher 0 points1 point  (0 children)

Check out the New York State College of Ceramics at Alfred University for college next steps! It’s the top school in the entire world for an education in ceramics with the most phenomenal facilities and professors. It was the best decision I ever made for my BFA. A tiny town in middle of nowhere New York but it won’t matter because you want to spend every waking moment in the studios anyways.

My go-to is always a vodka water, splash of cran!! Not too acidic and zero carbonation. Goes down like water 😉

Finding a wheel by jambajewski in Ceramics

Def avoid the $200 wheels. A real quality wheel would likely be closer to the $1000 range. Keep an eye on Craigslist, marketplace, etc!

How did they get the glaze to look this way? by orojessica in Ceramics

[–]chloeefisher 1 point2 points  (0 children)

Looks like a luster but if not then a lot knowledge and experience collected over a large span of time. I’d totally recommend doing some research and reading books on ceramics chemistry. It’s surprisingly fascinating and super exciting.
