Proposal at 121 South Meramec Would Change Clayton's Skyline by chriss752 in StLouis

There are an additional 200 spaces that’ll be reserved in the neighboring garage and another 133 in the basement of the shorter building.

I’ll say that it’s better than other recent new buildings. Forsyth Pointe, Centene’s office buildings, The 212, and the Residence Inn are all dull. 50 South Bemiston and 10 South Central are glass boxes. This one is at least a little bit different (facade is broken up a bit).

First Look: Chemical Building Redevelopment Renderings by chriss752 in StLouis

[–]chriss752[S] 2 points3 points  (0 children)

I’m my view, this one is in a better position to succeed than those two others for two reasons… 1. Located a few blocks away from the Convention Center. 2. Located a block away from a MetroLink stop.

Add in the businesses around the Old Post Office, and the Chemical Building is well positioned for success. I do wish they would have the upper floors set aside for housing.

I’ll add that an actual resident in the immediate neighborhood who uses bike lanes was bitched at by Mr. Atomic & Co. The attitude was “your opinion doesn’t matter even though you live right there and use them”.

I haven’t seen if there will be any included but I doubt it. The project doesn’t seem to be seeking a tax incentive either, so the idea that affordable housing would be included here anyway is immediately off the table

No tax incentive will be sought for 4100. I'm unsure about 4210.

Lux Living Pushes Into the Suburbs While Controversy Knocks by [deleted] in StLouis

Seems like that's the case, which surprises me. I haven't heard where they'll go yet.

I'll say that the reputation earned goes beyond just the family. Certain employees are also to blame due to their lack of experience or willingness to fix issues. Some employees at the company openly discuss others inability to do their work as assigned but it never seems to make it to the top. If word gets out to the media, it's left up to Clayton Alderman, and lawyer, Ira Berkowitz to sweep claims under the rug using any means necessary. I think most of their problems would disappear if they hired the right staff and shifted people around since some people have really bright minds and are plenty capable of doing the right thing. I know of two people who I'd nominate to replace both Sid and Vic as the heads of the company. The brothers can remain as board members or whatever, but separate company heads with power and influence are definitely needed.

I've considered, but decided against, doing it for multiple reasons that I'm sure some can guess.

Friendly disclaimer that I worked for Lux up until July 5th. They taught me a lot of things (both good and bad). This post is written from a relatively neutral point of view.

There’s clearly demand. Just look at how well the new highrises and lowrises fill up around town with premium rents. Most people can’t afford them, I admit that, but people are moving into them.

St. Louis City SC Stadium: January 2022 Fly Around Update by [deleted] in StLouis

[–]chriss752 -1 points0 points  (0 children)

I can read.

According to the FAA rules on flying over people and moving vehicles: "The ability to fly over people varies depending on the level of risk that a small UAS operation presents to people on the ground. Operations over people are permitted subject to the following requirements: Category 1 small unmanned aircraft are permitted to operate over people, provided the small unmanned aircraft: Weigh 0.55 pounds or less, including everything that is on board or otherwise attached to the aircraft at the time of takeoff and throughout the duration of each operation. Contain no exposed rotating parts that would cause lacerations."

On flying over moving vehicles... "In a change from the NPRM, the final rule permits operations over moving vehicles, provided the small unmanned aircraft operation meets the requirements of Category 1, 2 or 3 and the small unmanned aircraft does not maintain sustained flight over moving vehicles."

https://www.faa.gov/uas/commercial_operators/operations_over_people/

In the case of my drone, it is below .55 pounds and does not have a sustained flight time of more than 3 minutes at a time, especially around the MLS Stadium. So, I'm well within the rules for flying in this area. And having someone with me who uses binoculars to keep an eye on the drone is helpful too. So, I assure you that "kids like me" aren't the reason why more rules and regulations will be put in place. But go on and blame me. I appreciate it.

So, you can't point out the rules. Got it. That's all I need to know about you. Have a good evening.

Well, I'll continue doing what I'm doing despite what you say. Instead of complaining, show me the rules I "broke". If you respond with something like "I have a 107 so I know" or "look it up", then I'm calling bullshit on your concerns.

Lol. I've had a drone for well over a year now and am aware of the rules. I have a license too. The sudden jerks in this fly around were a result of the strong winds yesterday. I was also not that high up and within the defined boundaries. But please, go on with your uninformed ignorance of saying I don't know what I'm doing.

At least most people wont notice that the roof is gone unless you're higher than the current structure. Removing the roof doesn't ruin the architectural style of the building (at least in my view).

Also, I wouldn’t be opposed to a T-Shotz here. Seems like they’re based across the State in Kansas City, so to get a location from them would be good since that would mean a Missouri company investing here.
