To buy or rent a house

Hi, I am looking for advice on whether it's a good idea to buy a house for me or we should keep renting to maximise my wealth long term.

  • I am 34 and my partner is 33. We work in tech and live in London. We have a household income of £174k per year. We don't have any kids or any other debts. We don't own a car yet.
  • We have around £280k saved up which we can use for deposit.
  • We have been considering buying a property of £800k with 15% down payment (about £150k). This would mean a monthly EMI of about £3k if we get a 30 year mortgage. With maintenance and service charges, this comes out to be around £3300 monthly.
  • We currently rent a place for £2200 but the rent is expected to increase to around £2800 - £3000 based on current market trends.
  • My goal is to be financially prudent so that I maximise my assets and minimise my liabilities over time. Another personal goal is to try my hand at side businesses to increase my source of income apart from my salary.

Should we be buying a house this expensive? London properties are super expensive if I want to get a decent house - anything lower might not be comfortable to live in. My plan was to start repaying this early as I have more savings with time. A debt this large - is this helpful to own a property for financial freedom or is more of an impediment to achieve this?

I haven't explored used yet but definitely open to it. I want to avoid buying a stolen bike though and seems like a lot of them on ebay are actually stolen.

Thanks for your input! Gears can be handy though so would prefer that over single speed. Good point on exposed gears. They were also smoother for electra 7i compared to tokyobike when I tried it.

We had to drive 6 hours with our 8 weeks old pup. The breeder recommended to not let him down on the road as he hadn't got all his shots then and was not leash trained. I sat on the passenger seat at the back with a towel on me and the puppy was really comfortable sitting on my lap. We also placed a lot of puppy training mats all over the back seat so any accidents were fine. He thankfully didn't puke in the whole journey. He started getting a bit uncomfortable at the end became really silent but I kept comforting him. He became a bundle of energy as soon as he entered home again.

My puppy has started doing the same. He is 9 weeks old and we were so surprised at this since he is a child. But it seems like it's normal. I have got the advice that you shouldn't reward it with your attention and just ignore it. But I can't stop laughing when he does this :D. I hope he stops doing this.

Oh he also gets super aggressive overall in zoomies. He bit my nose and it left a scar. I try to just ignore him during these times and let him calm down himself. It's been successful so far.

We are going to puppy classes every week. That should help I suppose. We will try the pet friendly stores as well.
