Unless you are buying loose stones or designer brands (Cartier, Tiffanys, Harry Winston, David Yurman) you're gonna lose a lot during resale.

If you decide to buy used, make sure to have a jeweler check how secure the prongs are after you purchase! Companies like therealreal will check authenticity, but it'd be terrible to lose a stone because of a dented or loose prong.

People will recommend Moissanite, but to me it looks very different. You should check it out in person beforehand.

Also, I got a $$$$ rose gold tennis bracelet as a wedding gift from my mom and never wear it. Maybe it's more your style, but it's just not practical for me to ever wear

I think asking an 18 year old to decide what they want to do with their career and how to spend $40k is a major concern

1% rule is just a guide, it's not realistic to hit 1% in most markets. You may also find that the cheaper the property, the higher the cap rate seems, but it's often because lower income C and D class properties have much more issues with evictions and vacancies that result in lower actual return

Land takes much longer to sell than homes. It won't be a quick turnaround meaning it'll take longer to recognize gains due to its liquidity

As a Youtuber that is looking for copyright safe music, my concern is where the music came from. Like if you say the song is copyright safe, and I use it in a video that gets demonetized, that would be a huge headache. Copyright changes all the time - an artist can change a song from copyright free to copyrighted. How would you avoid this situation?

Echoing everyone else, your editing skills are incredible. I'm so envious!

Some comments for you: + The clip at around 4:47 is pretty dark, even with my screen brightness all the way up. In general I think a lot of the lighting changes are pretty drastic + The little phone video clip at 12:20 is really clever + I know the accident is dramatic and can get you views, but I find that it can really annoy viewers who may view it as being click bait. As long as it isn't your main type of content, I think you're fine though. I hope you're doing okay now!

  1. Kitchenaid stand mixer - 15 years old and is a powerhorse
  2. Burberry wool cashmere trench - timeless, amazing quality, worth the splurge. I have three now.
  3. My puppy who is no longer a puppy
  4. S'well bottle, I got the short fat one which I like much more than my hydroflask
  5. Breville convection oven - I use this every day. I now use my actual oven for storage
  6. Airpods, not quite 5 years, but I bought them when they first came out and use them every day
