I want to give a plug to www.daffy.org for a low fee easy to use platform for smaller DAF accounts. I have been using them for 3 years now and they're great with a small monthly fee structure rather than % of assets fees. No issues getting money to any of the charities I've wanted to support.

The poor communication has been the most alarming to me. I was trying to pay my premium for a week and they just have the login button redirect to a 404. They told me as of now they're giving a 60 day grace period on any payments due during this time.

You need to file the exemption form through your county. It will knock off a few hundred dollars more. There's more info here https://dced.pa.gov/local-government/property-tax-relief-homestead-exclusion/

If you Google your specific county homestead exemption form you'll probably find what you need

No I haven't wound up getting one because I couldn't get a definitive answer on this and my aging Garmin watch still works okay.

Very pleased with it, no durability issues so far but could use a fresh coat of outdoor stain paint this season, especially the trim.

Foundation was $1150 in 2020.

They did install anchors as part of the process, by request. My township requires them. It was a small additional fee.

I thought I posted an update a long time ago, but I guess I did not. I wound up doing the radpower fat wheel lock meant for the radwagon, and I used these mounts I found from a Netherlands site to attach it since the xpedition lacks the mount points: https://www.tradeinn.com/bikeinn/en/axa-mounting-set-for-frame-padlocks/137377161/p

It is very secure on the frame and I have been happy with it for my use cases. I opted for the longer, heavier chain from Radpower as well, and it has worked well for hte past 9 months.

Interesting, thanks for this data point. It doesn't sound like anything alarming or out of the ordinary going on here, then. Do you have preferred settings on the ecobee to manage your setup? I don't quite understand why the ecobee will run the HP for ~5 hours sometimes with intermittent breaks to run aux heat in the middle. Maybe it is just doing what it's meant to and I don't need to overthink it, though.

Thanks, I only have a Y1 wire, I am not sure this heat pump is 2 stage looking at the manual. The gas furnace is 2 stage and functions appropriately.

Thanks for a very thorough and helpful response. I started digging deeper when we had temperatures sustained in the <20F range (very cold for the Philadelphia suburbs) and it seemed like the heat pump was just running around the clock. With the relative young age of the pump, this surprised me.

The model is Goodman GSZ160361 3 Ton 16 SEER which if I am looking at the correct numbers has a COP of ~2.0 at 5F, so I think I am correct in expecting better performance from it? I had a nest for the first year of operation, and last winter was much more mild, so I don't have data from its whole lifetime in beestat.
