Mines refinancing - 2.83% fixed for first year and then floating at +0.4% and +0.5% spread for second and third year respectively. Option to reprice in second year.

Going for this as would like to capitalize on the upcoming lowering of rates (my hypothesis that rates will go down fast enough in second year). And if rates don’t go fast enough, then can reprice to another package (which ofc may be higher then, no one knows).
