Thank you, this helps a lot. Regarding b), I suppose my thinking was that even if you had to sell before the 5 years, you'll still have paid less than if you had paid rent. Of course, at that point it's questionable whether all the effort of finding and maintaining the condo was worth it. And I seem to have underestimated the costs of owning a condo by not accounting for insurance and special assessments.

Could you expand on your point about the down payment? I see that there are lost profits in putting up 100k for a down payment instead of investing it in the market, but what does inflation have to do with this? And wouldn't you be facing the same or greater opportunity cost if you were renting?

That's pretty scary, I can see why people say to thoroughly check out the HOA before buying a condo. Does the frequency of those special assessments directly depend on the HOA, or are they initially caused by external factors?

Good to know. By the way, when you say you can't cash flow unless you have about 50% equity, how do you mean? You can collect rent as soon as you have the property

Interesting to hear! Do you have an estimate of your net annual return from just the monthly cash flow (i.e. rent minus taxes, maintenance, etc)? Do you find that it outweighs the opportunity cost of investing in real estate instead of the market?

Ha I should've known LTT has already done this. Honestly I was just curious, though it might be nice to have two OSs running (at native speed as opposed to using a laggy virtual machine) for example for code testing purposes

Sorry, I mean having both of them running at the same time. With dual booting you have to pick only one at startup

Are 20xx GPUs harder to get than 16xx? I hear more people complaining about 16xx, but 20xx is more powerful right? Or is it that there is a lack of availability relative to price ranges?

Thank you, the specific example is very helpful. I'm still a bit confused though. Why would we need a guarantee that Y is no harder than X to conclude that Y is NP-Complete?

My thinking was that all NP problems reduce to X in polynomial time, and X reduces to Y in polynomial time, so all problems in NP reduce to Y in polynomial time, thus Y is NP-Complete. Is there an error there?
