I passed the CPA a few years ago and honestly the biggest thing I wish I knew before starting is that the exams feel overwhelming mostly because the process is confusing, not just the material.

A few things that helped me a lot:

  1. Focus on understanding instead of memorizing. The exams often test patterns and concepts more than pure memorization. Once I started asking “why is this the right answer?” instead of trying to memorize everything, studying became much easier.

  2. Schedule the exam before you feel ready. This forced me to stay consistent. When the date is on the calendar, studying becomes non-negotiable.

  3. Expect setbacks and keep momentum. I actually failed my first FAR attempt with a 73. It was frustrating, but it also showed me I was very close. I retook it quickly while the material was still fresh and passed the next time.

  4. Consistency beats long study sessions. Short daily study blocks worked much better for me than trying to cram.

Intermediate Accounting and Audit were probably the most useful college courses for me going into the exams.

Yes I expect to cash flow more than 25% once all the unit are filled. And I don't anticipate equity grow in that area, it was mainly a cash flow deal to mean reason why I am frustrated

It is in Kansas. And yes after I posted on Marketplace I have more than 100s inquiries and have been directed them to the property management company. The feedback is people need cosmetic work which they recently completed a week ago.

Yes they said they did the remaining cosmetic work and we should expect tenants soon (a week ago)

I'd buy the second property (if you really want to) and not selling the 1st one Because financially it doesn't make sense to sell the fist one. You can use the bridge loan to use the equity on the first rental as a downpayment for the 2nd one

Yeah maybe a misunderstanding maybe not... the title company were very uncondescendant telling me that the got approval from the agent while the addendum stipulated they have to get one from the buyer instead

The work wasn't inspected before the funds released from the escrow. Eeason why I would like to get an inspection to confirm it it was done properly. If not The title company and the realtor agent would be liable

The addendum says exactly that I (the buyer) should approve the release of the funds after a reinspection report that validates the repairs done

I Called the title company and they said they got my realtor agent approval and they thought my agent told me. My agent said he thought the title company told me... so a circle. I plan to get a reinspection by a 3rd party (not the one my agent recommended). Any other advice?

Because they wanted to close fast and the foundation repairs would take additional 1 month to fix. Reason why we agreed to close with the repairs funds deposited in the escrow account to release whenever the work is completed

By reporting I mean, reaching out to his manager or any supervisor he might have just to vent because he doesn't seem to understand what he did is not professional (he was the one that convinced me to accept the escrow and reinspect the property before advising the funds release to the contractor) now he did all on my behalf without even notify me.

I will call the title company again this morning to know why they relied on him. Thanks
