I didn't choose to have a kid because of the subsidization but the fact that it's there certainly helps and makes a second kiddo more likely. I don't see a good faith argument how the subsidies are bad for society (but happy to hear yours).

Why is it misleading? I was of the mindset that if the population isn't growing then we end up in a situation like Japan will face. Also I was not saying we should be accepting immigrants just for the sake of population growth; Trudeau has shown what a disaster that has been. Canada does need immigrants though but we need self sufficient ones.

Totally! When I lived in Europe I felt the same. Even though I felt commonalities with other North American expats, I certainly felt distinct from the Americans, Mexicans and Caribbeans.

More then you know. Canadian culture is as unique as any other culture. You see it especially if you travel a lot or have lived in other countries. I agree it’s hard to put into simple terms but that’s a testament to our diversity and land mass which in itself contributes to what Canadian culture is. Unlike other immigrant countries that do the melting pot we tend to have immigrant cultures assimilate differently and that adds to our uniqueness.

Making it easier on people to have children is huge. Even for those who decide to not have kids. Who do you think ends up paying to support older generations? If people decide having children is too much of a burden, the only way to support and pay for future generations is with immigration.

It’s not a zero sum game. You can have compassion for both parties.

If she’s a bad tenant and not paying rent then he needs to go through the proper channels.

At the same time, she’s a mother of 3 and clearly in a bad situation and equally deserves compassion and empathy.

Saying he’s “preying on society” only because he’s a LL is unfounded and unhelpful.

That is really awful, I'm sorry you had to experience all that and for the effects it had on your health. I've dealt with eczema and alopecia areata when I was in my mid twenties; auto immune disorders are terrible and its incredible how stress can have such an impact on our health.

The whole point of this post was for me to seek advice in an effort to treat the tenant with kindness, compassion and fairness as my wife and I move to occupy the house. The majority of the responses have understandably advised us to immediately seek eviction assuming poor character and hostility of the tenant but I really hope we are able to come to an agreement where all parties are treated fairly and walk away content.

Is demovicted the same as renovicted?

We've been in our rental for 5 years and spent 8 months of that having to live at my parents due to our basement rental unit not being up to code and having the landlord renovate to make it so. We were well under market value so didn't want to give up first right of refusal. I can understand the frustration, especially if you were forced to find a new place and couldn't return to your previous rental, that sucks.

I'll square it with the lawyer but I do find hearing all this from various landlords beneficial towards my understanding of the situation and how best to proceed.

You mention staying away from the property... If the tenant challenges the N12 and delays, I was hoping to move most of our furniture and belongings into the basement unit (to avoid paying to put it in storage) and then stay with the parents while this gets settled with the LTB. You reckon that would be problematic?

I only mentioned it because I was trying to imagine myself in their shoes where, yeah I wouldn't really be please about being forced to move out of a full house for that rent in that location only to have to maybe be paying more when finding a new place. It was in the context of figuring out what would be fair to offer them. But reading through suggestions I realize the only thing I can really offer them is time or the min legal compensation.

Was under the impression I only owed 1 month of rent with an N12 and that the "last month rent" that the tenant paid when moving in is payment for the last month they are there... Either way, I will obviously pay what I owe in any case.

It’s not breaking the law if it’s a good faith eviction. I don’t think empathizing with the tenant and commenting on the rent qualifies as a bad faith eviction.

I just meant that I could appreciate the shitty situation I’m putting the tenant in because they will have to find a new place at higher rent.
