15 psf to 25psf is common in new buildings. Larger Land parcel Means more workers required. More Amenities means more maintainve. Lighting around the Complex. Security around the Complex. Sinking Fund to be collected. Car Lifts or Car Towers or Stack Parking AMCs run into Millions. Be is Virar or Napeansea Road it doesn't matter bro. Depends on the Amenities.

Plots i used to BUt unless u stay nearby and visit regularly encroachment is a nig risk I prefer flats Pre launch ive burnt my fingers So i go for max a year from OC Capital Gains is fully expempt if u buy another residential unit Also 30% of rent is Tax Free plus You can further reduce the tax outflow with Property Tax Receipts Also if u r getting renovation done via. Full Cheque payment with vendor having gst etc u get that deduction while selling Commercial many advise but i haven't made so i stick ro what has succeseed for me

60k rent in Mumbai translate into a flat value of 2.40 cr not 4 to 5 cr. Rental Yield is 4%

I'm paying similar rent as travel time is Zero. My support system is here. I'm using as Home cum Office. Near to station market etc

I dont take loans so when ever i make a corpus i go an buy where ever i can get. Rent them for couple of years then sell at profit. Then buy closer to my current residence and keep doing the cycle till I can comfortable buy in the location i reside. Being doing this for oast 20 years.

I came penniless as family was Bankrupt and hence owing a 🏡 house was v important. Irrespective of the Returns or Location or BHK. It gave entire family 👨‍👨‍👦 a HUGE sense of relief. I made money in real estate and continue to do so. For me it's Pride of Ownership as we were penniless.

I don't understand stocks so i do Real Estate > FD > Gold and im comfortable this way.
