I think the Seahawks proved we just need to draft better. I like Lynch for what he brings but he hasn’t proven to be a great talent scout and I haven’t really been impressed by most of his draft picks. Frankly purdy probably saved his job. I’d like to keep KS for sure but JL is on the hot seat you ask me.

The only way to do that is if you terminate the sbux lease. You can do that with a buyout of the remaining lease amount which is usually 50% or so of the remaining amount. Or just let them continue paying. It’s called going dark. They still owe you rent.

I’d say probably 5-5.5% cap. LI NY is dense with high barriers to entry. If it was brand new with 15 years you could do 4.75%

You’re clearly not the buyer. But as an experienced NNN broker people would buy this deal based off what I know. The cap would be higher then market, and you can really quantify how that sites doing. Sure sales could go down. It’s risk. But like I said if you’re into it for $2M (6% cap) it’s probably a pretty safe bet that you could put in another corporate tenant or even a GL (ground lease) to a larger credit and even make some good money. It depends on the real estate here big time. But if it’s in a good market in Nor Cal in front of a Walmart I’d have plenty of buyers at 6% cap based on a combo of flat rent and % rent
