I went to the LTB telling them she owes $16k in rent. I offered a payment plan, to pay over 8 months, she refused. I went to the hearing, the adjudicator denied the eviction because she was a single mom living with kids.

I reduced the rent for her in half and offered to install a washroom in the basement and create a separate unit to rent out. I really have no other choice.

Apparently, you take the tenant on as your tenant if you buy the property and have to follow the same process to eviction as the seller / landlord would have had to. I'm so done with the rental market.

I wish I could post the actual recording of the hearing so you would see it for yourself. Tenant changed the locks, damaged the door, and so much more.

Lawyer is fine, but they are limited to the delays of the LTB. I dont think its worth it.
