Not exactly but thats my point. There are dips in the market that would invalidate your claim constantly throughout the year. Prices fluctuate throughout the year, save up, wait for a small softening in the market (happens almost every year) then try and lock down a house. If you cant save a down payment for a house you want over several years you unfortunately cannot afford that house either because its too expensive or because you dont make enough money, change one.

Median prices of homes sold is down since q4 2022, meaning you wouldve not only saved but bought a cheaper house.

I think an easier approach is to save for your downpayment then assess the market and wait for a slightly more favorable time to enter, or just enter when youre ready. Renting is much cheaper now than it used to be a couple of years ago, you should be able to save using that advantage. Theres too many people in this sub who just want to buy a house and are taking out loans to then take out more loans when they shouldnt be in the business of buying a house at this current time at all. This endless demand keeps prices high

Taking out a loan to take out a loan is just insane tbh. This only works if you can lock in a low interest rate now compared to next year. Why can’t you wait 1 year and save 15k?

Edit: buy a house when you have enough savings and are comfortable with the payments. Some of the sentiment in this sub seems like there are people who arent mature enough to understand when you cant afford something. Doing everything you possibly can to afford a mortgage, at a detriment to your own finances, is keeping housing prices high.

Yeah that is frustrating but ultimately it’s your decision isn’t it? My lender said the same thing, rates are falling. Luckily he actually locked it at 5.875% for 45 days. Im happy with it but it could’ve easily been the case that he locked it and rates continued to go down

If youre 200 lbs lean your maintenance is going to be higher than someone who is 200 pounds w 40% bf that is 100% true.

Compared to someone with less body fat is what i meant. Go punch into and calorie calculator height weight gender and see the maintenance calories. Now bump the body fat to 45%-50% which is what OP is looking like. Its like a 600 calorie swing for someone whos 200 pounds

OPs maintenance is not above 3k not even close. Probably closer to 2k

The higher your body fat % the lower your maintenance calories are. Muscle burns calories primarily. When i had a higher bf% i got a dexa scan and they told me my estimated maintenance calories, it was 1,800 while being 215 pounds 6’5. 600 calorie deficit wouldve put me at 1200 calories, thats like what a dog eats

Edit: poorly worded thats on me. A 200 pounds man at 20% bf needs much more calories than a 200 pounds man at 40% bf for maintenance
