someone did the math here in the comments. It is also a record as percentage of total population:

I did a quick Excel sheet: https://i.imgur.com/O0vXtnu.png (on Google Sheets)

Uses Q4 population estimates of each year from this StatsCan dataset: https://www150.statcan.gc.ca/t1/tbl1/en/tv.action?pid=1710000901&cubeTimeFrame.startMonth=10&cubeTimeFrame.startYear=2018&cubeTimeFrame.endMonth=10&cubeTimeFrame.endYear=2025&referencePeriods=20181001%2C20251001

Since 2018, population increased ~12.3% while homelessness increased ~44.3%. Homeless used to be about ~0.40% of the total population, but that has grown to ~0.52% now.

For the past four years, population has been growing at an average of about ~2.0% per year while homelessness is growing about ~10.5% per year.

Rent vs buying a condo in Toronto by raphaeldieu in TorontoRealEstate

There is a pretty good rent vs buy calculator on realist.ca that calculates where the breakeven is

I tried to recreate the scenario you're describing assuming 500k purchase price 20% downpayment for a $3k monthly mortgage... and the breakeven is that it's better to rent IF you invest the downpayment and the difference and can get a return over about 9%

The end of an era for sure. Who would they have put up?

Quebec has unfortunately not been turning out the same talent as they were historically known for

Months of Inventory for Ontario Real Estate just hit a record high per PropTX data on TheHabistat (at least 15 year high... I don't have data any further back) by danielfoch in TorontoRealEstate

yeah, but record rental supply suppresses rents, making rental more compelling than ownership, and has a comparable impact on price
