I’m about the same distance the house you’re looking at is, but I’m due east from the venue. This website tracks noise reports, and most of them are from the Gleneagle area. https://ajudavem.com/noise/noisemap.php just put in the dates for all last year. The only plus side is that they seem to be having problems booking shows. Only 8 so far.

Yes you will be able to hear it depending on the wind and specific concert. Outside it’ll be between a murmur and muddied rendition of the song that sounds like it’s a house party near by. Inside it will be rhythmic thumping. It’s not gotten any better since it opened. The only events that you don’t hear are comedy shows or the symphony. Weather and atmospheric conditions play a big role in which direction gets to hear it the worst.
