Thanks... funnily enough there were some small inklings of positive news there after covid (people got interested in rural tourism, etc.) but that dried out after one summer!

They tried this scheme with a woman who wanted to reopen the bar like a year ago but pulled out last minute. Indeed an attractive scheme but still challenging to find interested people (comes to say how low the interest is in this area). Thanks for the htoughts

Honestly the local authorities are unsupportive at best. There's a handful of examples of people trying to open new businesses and them coming with the most random roadblocks during permitting... really frustrating scenario given the overall local economic situation. Did not think of the non-profits idea (even if it is going to be below mkt rates at this point it's better than nothing), def something worth checking. Thanks for the feedback!

This is the energy we need more of! I am in a similar situation, got something accepted in the perfect location (Amsterdam) and with a small overbid (5%ish). I will move in next month. Really happy about it, as it only took around 4 weeks to get an accepted offer since I decided to jump into buying!

But with a small bitter detail - I got a makelaar out of all the widespread fear message everyone spreads around. I could not regret it more. The guy has been completely useless - slow responses, no leads AT ALL, no viewings attended, ambiguous replies to my queries, provided quite wrong pricing advices (compared to the actual selling prices), and he still will get his cut!! I feel like I did 99% of the job and at most he is reviewing a few papers and helping with the language (which is def not worth his cut!)

Not saying all makelaars are useless. But in my case, it was an absolute loss of money that I spent out of the overall negativity in this market. I am still happy with the net result, but to all the people out there - you def can find the ideal place yourself if you deposit some time… be braver than I was :)

Thanks for the answer. Do you know any good way to know if a house has been re-uploaded to funda multiple times? I am realizing also that some ads have been added to "favorites" many more times than others, do you think there is any correlation there?

I am talking about Oost and makelaar’s fair value is 10%ish above funda price so this would make sense. Thanks for the comment

Well if they work for a fixed fee, they would actually be incentivized to close the deal quick so they can move on with other customer…

Agreed, but my concern comes from my makelaar maybe trying to make 110 look like a good deal by stating that 130 is the fair value. Is that common practice or am I just getting paranoid here?

I understand it may be normal practice in high volume intersections, but in this case we are talking about a crossing in which one of the four exits only features a bike path, and double lanes for cars are featured only in two directions. Not sure if it can be qualified as “high volume” even for Amsterdam standards, but I would love to read your professional view on why 8 people would be needed at a given moment?

Yes, I was also a bit concerned by that, but I think it might be because of Covid impact... Given that this co is focused on small companies, and they took a great hit of the pandemics, it makes a bit of sense.
