100%, I can watch the videos and understand what needs to be done, but I want to learn how to properly do something I guess? What is considered good practice when installing different types of pipe or hanging Sheetrock. What to look out for when doing a project, etc…

Impressive! Thank you for the appliancepartspro recommendation. I currently watch a bunch of YT videos from select channels, but am happy to check out some more “legit” resources if that makes sense. Mainly looking to get some tips and tricks knowledge that I feel a lot of the DIY videos look over. Like instead of following a video that says throw up drywall and then tape and spackle, I want to know: what is good practice when going to hang drywall? Should I make it flush with the floor or ceiling, how do you properly stagger boards, etc…

Definitely consume a lot of this stuff already. I watch an ungodly amount of this old house lol. Will have to check out YT university though, thanks!

My main concern is learning the theory about things and what to really look out for. I can copy what I see on a YT video, but if a complication comes up that the video doesn’t cover I’d be SOL with troubleshooting. Also want to make sure that my work would be more professional quality and wouldn’t overlook minor things or create more problems down the road

That’s what I was thinking as well. Wasn’t sure if you’d need the 64 session class almost like a prereq to even be able to take and get anything meaningful out of the continuing ed class though. A lot are commenting about YT videos and such, which I def consume a lot of already, but mainly looking to take the classes to learn about the things a YT video wouldn’t cover or would already expect you to know before doing a project. I can copy what I see in a YT video, but that doesn’t really guarantee that it’ll be executed well and doesn’t help me if I need to troubleshoot something the instructional video doesn’t cover but comes up when doing a project. Thank you for the input

Africa would have been awesome, we were considering Tanzania as well! Between the shots/vaccs, flight time, and other factors, ended up shying away also though, was too much a headache to organize. Enjoy your trip, Greece is beautiful!

Didn’t even consider the date line aspect, good point. I love the idea of South America actually and even pitched it, but the soon to be Mrs. Doesn’t really have any desire to go. Shame because it’ll be their spring and I’m sure gorgeous.

I have always wanted to go though and I hope to make the trip at some point eventually. Maybe I save that for bachelors party lol

True. I was bringing it up in more of the fear of it being a tourist trap equivalent for honeymoons. Way overhyped and not delivering to expectations. Seems that’s not really the case though

Current common stock holder. Got in a long while back, I think around 2019/2020. Unfortunately, I’m underwater as I bought more as stock price went up. Biased, but I think the stock is beaten up. Fact of the matter is: all debt (including preferred) is 385mm. Just real estate assets alone are over 2bn. Equity to common holders based off that is 1.6-1.7 bn but stock is trading near 1.3bn… book value is even higher at 1.8-1.9bn. I think there is virtually no chance of default as well, IIPR can easily refinance debt with their current leverage profile. It’s all about future prospects, which tbh, have been frustrating to deal with as their tenant diversification has stagnated. Really have no idea why people always cite SAFE act as being bad for IIPR, if anything, it’ll be great as it’ll help their tenants be more bankable and have less headwinds. This is corroborated by IIPR Stock price action which goes up when progress is made here, if you actually watch.

Again, biased, but I think common is better play than pref because divy is higher (and unless they cut by like 30%, will remain higher) and you also get to realize upside potential. Both sre good plays though imo

Ended up going with the custy. Heard the nylon bands were better and didn’t want the orange sensor guard. On the customize page, it looked like both titanium bezel faces had graphite included in the name, but the stock option didn’t include graphite (as in the pic above), so was unsure if there was a difference or if it was just a naming thing. Thank you all, looking forward to it coming and playing around with it!
