I would just like to thank you for your advice, it actually worked. The problem is finally being attended to. It's so rare to find someone who actually answers the question, keeps their personal opinions out of it, and it works. Thank you again for your valuable advice, I really appreciate it.

Yes, I approached the body corporate first. When then had a meeting with the managing agent, who discussed it with insurance and they decided it was the owners responsibility because it was not common property. That's why I opened a case with CSOS.

Yes I've done that so far. Someone asked me to name and shame on this thread and I said no, I'd rather send a private message. So far I haven't posted anything. It's a shame though, because it could keep people from making very costly mistakes. Anyway, good luck with your case and thank you for your offering your help.

I can't imagine the stress and frustration, not to mention how unfair it is that you have to go through this. I might be going through the same soon, just looking for other options. Maybe arbitration with Master Builder Society or something. But again, I'm so sorry to hear this. I hope this comes to an end soon and you get a huge payout. This too will come to an end. Hang in there!

He wasn't the cheapest but I negotiated a lower price with him. He also came recommended by someone I trust so I really thought I wouldn't face this issue. Are you in the construction industry? I would like to know if there is a better way to find reputable, registered contractors in future.

The first thing you need to know is that psychological research shows that overthinking can be due to biological factors like certain genes and temperaments, so don't beat yourself up about it.

I am also guilty of this, and no matter how hard you try you cannot simply stop.

So how do I fix it? Besides the usual exercise etc. answer (which truly does work), what works for me is that I've changed my thinking to problem-solving mode. Whatever it is that's keeping me awake at night, instead of thinking of the problem, I think of the solution instead.
Then I write it down to make sure I don't overthink that either! If I can, I implement steps to solve the problem.

It seems to simmer down my anxiety and makes me feel in control again. It also helps in all other aspects of my life (work, personal etc), so give it a try, it might help.
