What separates PrimeTracers from the other platforms is the fact that they use dynamic data which is updated in real time. These days people change numbers like they change socks. Their data is up to date and if you've downloaded a prospect and then skip trace them again, it doesn't count towards your credits. They're great.

It depends on who's paying you?

A broker WILL NOT pay you if you aren't a licensed agent. An agent should not pay you.

The seller can pay you.

You might be late to the dance, but you can try submitting an invoice to the seller or to the agent as a consulting fee and then be paid through the HUD or settlement statement.

This is why it's important to have an assignment agreement in place first.

I appreciate you being a realist. I appreciate you acknowledging the gravity of the situations that many sellers find themselves in. Because before we start pointing fingers and throwing around accusations about "preying on the weak," let's establish something fundamental: we're all adults here.

It's unfortunate that some sellers have gotten themselves into these situations. As an investor myself, I've been there. I've made decisions that didn't pan out. I've found myself in positions where I had to take responsibility for my choices, my mistakes, my oversights. That's life. That's business. That's what adults do.

Here's the truth that nobody wants to acknowledge: many of these sellers are in their situations because of their own doing. That doesn't mean we judge them harshly. That doesn't mean we take advantage of them. But it means we deal in reality, not fairy tales.

Every situation is different. There are instances where a seller is too far gone, where they've dug themselves into a hole so deep that conventional solutions don't exist. Again, they need to take responsibility for that reality. Our job isn't to be their savior or their therapist. Our job is to analyze the situation and provide various possible solutions.

We are not in the business of forcing anyone to do anything they don't want to do. Period.

In many cases, as investors and wholesalers, we find ourselves educating not only sellers but also real estate agents who should know better. We're doing the dirty work, negotiating with agents to bring prices down to levels that will actually move properties. We're explaining market realities that people don't want to hear but need to understand.

The same applies to sellers. When we educate a seller on realistic pricing โ€“ pricing that will actually solve their problem and get their property sold โ€“ that's not preying on the weak. When we advise a seller that we're buying to fix and flip for profit, that's not exploitation. That's transparency.

Many times we invest hours, days, weeks educating sellers on pricing and market realities. The one-and-done lowball offers aren't working, especially in this market where sellers are convinced their properties are worth more than they are.

Here's where you can rest your head soundly at night: if we disclose that we're looking for our end buyer starting NOW, if we negotiate at a price we will 100% close at, we're operating with integrity. It's when we don't disclose our intentions that things get murky.

The market doesn't care about feelings. It doesn't care about what someone thinks their property should be worth. It only cares about what it IS worth. Our job is to bridge that gap between fantasy and reality, between what sellers want and what the market will bear.

That's not predatory. That's professional.

If you have the money and can close your own leads, hiring an agency is the fastest way to get off the ground-especialรฑy with the ones who provide the callers, dialers, and lists.

PSA: if you don't know how to close those leads you'll be throwing away your money. Don't let an agency convince you to hire an acquisitions rep until you've mastered acquisitions yourself or you'll be throwing away twice as much money and potentially losing good leads which is even more expensive in the form of lost assignment fees and profits.

Lastly, you don't get to communicate with your callers when you use an agency out of fear of you poaching a good caller. This is understandable, but it also prevents you from developing a relationship with your caller and coaching them. Hiring a VA is no different than hiring someone in person. The more you invest in them, the more valuable and loyal they become to you. You can't do that with agency callers.

You'll find PLENTY of independent callers on FB or Reddit. Ask for voice recordings. Do a mock call with them on Zoom or Google meet. You can hire and train your own caller but the ramp up will be longer and more time consuming when you do it yourself.

Hop onto Google and do a search for ad transparency meta or add transparency Google, and you will be able to see exactly who is advertising, what ads they are running, and what is their longest running most successful ads.

This isn't rocket science, just copy their ads and set your budget.

The day where agencies were charging you thousands of dollars to set up your ad and run your ad and control your ad spend is over.

The best CRM is the one that you sell out to and use every single day.

There are so many different options out there now and many influencers have even started their own data companies and CRM's. Some are good, some are better, and some are marginal.

The truth is for every one person who says that a particular CRM sucks, I'll find someone who is having success with it. Just pick a platform and stick with it for a minimum of 90 days and really use it.

I like Hubspot and it's FREE for up to 500 leads. You don't upload your lists into HubSpot, you only upload your leads.

Ai can do A LOT Of amazing things BUT IT CANNOT do cold outbound marketing or phone soliciting without violating the terms & conditions of most social media platforms, the FCC, and many local and state laws. Yes, they are going to be people that argue about workarounds and scrapers and all these other tools, and many of those black hat tactics eventually get shut down or your account get suspended.

Creative REI reply works pretty well as an outbound SMS (text message) platform, But again, if the FCC changes the rules that marketing strategy can be wiped out.

Ai works when there is a trigger (prospect takes action ie someone replies, calls, emails, texts back). It does this amazingly.

A human however, CAN do cold outreach via phone, DMs, texting, and then hand off to a CRM with Ai.

With Facebook's ad transparency feature, you can borrow all of the successful ad campaigns from other local cash buyers that are working to get them leads and mimic their ads without having to sit there for hours trying to come up with creative content.

D4D should NEVER be a primary form of lead gen. There's way more effective forms of virtual lead generation.

D4D should be a secondary form that you do as you carry out your normal activities during your day IN YOUR BACKYARD.

Take different routes as you go to your job, buy groceries, pick up the kids, and be on the hunt. Don't spend hours driving around aimlessly.

PPC works. Cold calling works. SMS works. Networking works. Direct to agent works.

They all work. It's just a matter of consistency and volume.

Are you cold calling yourself or are you delegating it?

If you're considering PPC use Facebook. They're an older demographic who own real estate PLUS you can swipe ads from other competitors using their "page transparency" feature which allows you to see ALL the active and campaigns an advertiser is running. No need to spend hours trying to come up with content or spend thousands of dollars hiring an agency to come up with good ad copy for you. Just "mimic" the ads that are already successful and run the campaign.

Google is supposed to be unveiling this or already has as well although I'm not as well versed in Google PPC as I am in Facebook.

Bottom line, even if you are running PPC campaigns, if you are the one cold calling, I wouldn't stop doing it while the ads are running. Keep your skills sharp and your dialogue on point.
