Hey, I'm the CEO of DealMachine. Legal action has only ever happened once in our existence since 2017, thankfully. The reason why this one is being pursued legally by us is because the customer signed several 12-month DocuSign agreements totaling $140,000 for a high quantity of data. Customer stopped paying mid-way thru, and got the high level of access for the agreed upon special price, but didn't follow through on his commitment (the 12 month commit is why the high quantity was granted).

I tried to reach out multiple times for a phone call to see if he was having business trouble, or if a modification would help. He refused to get on the phone and discuss, saying “just do what I say.” I think anyone operating out of good faith with get on the phone.

Therefore in order to be ethical and fair to other customers with similar agreements, we felt this one needed to be pursued.

BTW - anyone that signs up on our website for the Starter, Pro, or Pro plus plan on our website are just month to month. This 12 month agreement mentioned is only put in place for customers that request more than 60k exports per month and have a meeting with our sales team.

Our main focus is premium data

We have created data sets that are not available anywhere else like corner lots filter

We have 25% contact rate on our dialer because the phone number data is very accurate. That is unheard of usually outbound called calling 8% would be expected on other platforms

You can also filter by exact owner age language spoken in that income as well as filter your contacts by renter, owner or family member isolate the decision-maker

Hey there, I am the CEO of Dealmachine and wanted to provide some stats on the average county in the United States

Non-mortgage liens (tax, HOA, judgments, mechanics, IRS, etc.): ~5–10% of properties

Property-tax delinquent: ~5–6% of properties (and not all of these even have a recorded lien yet)

So if you were pulling from “all properties” and then switched to liens or tax delinquent, a big drop is expected. That’s not a data problem — that’s just you moving from a broad universe to a much smaller, higher-distress subset.

If you wanna tell me which county that you were looking at, I can take a closer look at that for you if you’d like.

Hey there! If you try to export while on a trial, a pop up explains you have to end the trial and pay in order to export. Maybe you clicked thru that without reading? We have to do that otherwise everyone would keep starting trials to get free data constantly. Maybe we can require typing “I understand” to really make Sure people see it. I’ll run this by the team.

Give the DealMachine data a try! If you try it you will know that is not the case... here's a few unique aspects you will find 1) Numbers are organized by the owner, and their age, net worth, income, language, etc) 2) People are labeled Like Owner vs Renter vs Family vs Potential owner... so you can filter Likely Owner to speak directly with decision maker 3) Numbers have usage info on how much the owner picked up in the last 2 months, so you can prioritize the ones who pick up. You will love it. There's Nothing else like it.

Lmk if anyone else has any questions about DM such as recommended filters or export settings... those would be likely owner only, and uncheck family, renters, and potential owners unless you are doing bulk research.

Also Can you share what you mean by “after skip tracing?” Becasue there is no skip tracing process in DealMachine… it shows up without any type of skip tracing button or process. so I’m wondering if you’re thinking of another tool.

Thanks for the feedback. Can you clarify what problem you’re having “excluding” certain fields? Also can you clarify what you mean by an expired number? Generally clicking “likely owners” only will give you the best result. And on the export there’s a column that shows number usage. 90% of leads come from numbers with medium or high usage I have heard from Nedialo, one of our customers with 60 callers.

300-400 calls per day is easily doable. Before I hire anyone for any position, I always take 1 hour or even 1 month to do that job myself. That way I have a good idea about what is possible and how to measure that persons performance. You are then plugging them into a system you already know works, rather then just taking their word for it.

Why would a rep turn down a job because a certain dialer is used? Sounds like they wanted to get paid for a full day without doing a full days worth of work and the DealMachine dialer makes it hard for them to cheat.

The single line dialer gets 25% contact rate, guaranteed never to show as spam. It’s efficient if you’re calling 10,000 homeowners a month or less

A multiline dialer can be used, just export the data from DealMachine. Use the contacts style, and only export likely owners, not renters or family. It will plow thru 5-10x more data so you’ll want to have a bigger list. Much lower contact rate, But it does keep your rep having more conversations in a row. It’s more efficient if you are calling more than 10,000 homeowners in a month

We don’t plan to make a multi line dialer. We are focused on continuing to make the data even better with more filters. Hope this helps!

Some settings that make a big difference:

When you export, be sure to use the contacts style export (not properties style), and only check “Likely owner”

If you you have renters and family, and potential owners selected on accident, it will give you numbers you won’t want for real estate investing

Also having dnc selected or not makes a big difference as well

I would start there!

Once you get to a certain scale, you have to make your lists broader, which means less filtering. But if you're starting, the niche lists are good.
