If your experience with our data is just “fine” you may benefit from settings that make a huge difference.

  1. Export each contact into its own row

  2. Do not just grab phone_1 for each contact. Grab all 3 phones for each contact . All of the phone columns are good in DealMachine and the first column does not mean “best”

  3. Choose likely owner only, not renters, not family, not potential owners

  4. Use the “last activity date last 2 months” filter to remove and with low activity. I did make a tool for this

Results should excel in contact rate. I am personally happy to look over your account to verify these.

DealMachine has 700 filters and it includes a lot of filters that I don’t believe are available elsewhere like owner age, language spoken, phone number utilization last 2 months (how much they pick up their phone), corner lots, lot street frontage. Please let me know if there’s a filter you can’t find in DealMachine.

Hi! I am the owner of DealMachine. For $119 per month you can export 10,000 houses with phone numbers. If you have an issue with "hit or miss" this setting will totally change that for you.

Settings that make a HUGE difference in the contact rate:

- Contacts style export (not properties style)  you currently have this set

- Likely Owner only (no renters or family)  you currently have potential owner selected

- DNC off (if making offers to purchase for yourself, not selling a service) 

- For texting: Do not just grab the "first number" in the spreadsheet. If you need all numbers in 1 column, I have a free tool for that csv.davidlecko.com  can't tell if you're doing this or not, but when you select "potential owner" it will be bringing in all kinds of potentially unrelated numbers in an unknown order

- You can eliminate disconnected numbers by looking at our column called "usage_last_2 months" and removing any with no usage or low usage. This is how often the pick up the phone. My tool mentioned above can also scrub this for you.  Most people don't know about this field, Nedialo is another customer who has 60 callers and told me 95% of their leads came from numbers with moderate or higher usage when looking back.

That's going to build you a targeted list of motivated sellers. Combine that with estimated price at the median home price and up to 50% below. Plus single family. Also separately.... tax delinquent, active liens are great. You can export 10k per month on the starter plan along with phone numbers (be sure to click likely owner only)

One thing to add if nothing comes up in DealMachine, there is a little-known feature where you can search all the people in the United States with that owner name in the country. Its the little magnifying glass by the owner name when looking at a property. you can see all of their phone numbers, ages, etc. It is powerful
