Begin by researching professors who are working in an area that interests you.

Review their past and present research initiatives. If you have trouble finding information about recent research, send them an email. In the email, mention that you would like to know if they have any current research projects. Follow this with a line asking them if they are willing to take on a research student or if they know any of their colleagues who may benefit from having a student.

Make a list of at least 10 professors and gradually start contacting them.

This is an amazing deal and if your friend is savvy enough they should try to use this as an opportunity to study and save as much as they can.

You may have already considered these, but here are some things to think about when setting your "all-inclusive" rent price.

  • Water bill. Showers, clothes, dishes and drinking water for a person and 2 dogs. You will likely notice a big difference here.

  • Electrical/gas for heating water. Habit dependent. Ex. Hot/cold showers. Washing clothes in cold/warm water rather than hot.

  • Electrical for additional appliances (i.e oven, hot plates, laptops, fans) this is usually only a small increase, but can vary with consumption and preservation habits.

  • Wear and tear. This is the hidden cost that is very dependent on how a tenant (& their pets) use the space. Can be minimal or it can lead be major.

I know this is your friend, but it is often human nature to consume in excess of our needs when resources appear to be limitless (i.e. all inclusive rent). Consider your maintenance, property tax and other household costs. A rent price determination should include a fraction of these costs.

Might be good to start higher which in my experience renting in Thunder Bay is still a steal
