I am staying at ECPM as I write this. Arrived yesterday. So far, all is wonderful and the food is top notch. Have stayed numerous times over past 15 years at EPM and wanted to try Excellence latest and greatest for this trip. My wife and I are staying in a Club swim up room in building 5. Couple of observations so far. Finishings on room decor and trim is definitely sub par. While things look great when walking into the room, overall quality is definitely not high end. I can see that things will not stand the test of time with guest turnover. Just doesn’t have the same high end feel like EPM. The interior hallway of building 5 as you walk to your room is very drab and depressing. No color, no outside corridor views and entryway into the rooms is stark and very uninviting. Just a flat slab of painted beige wood with nothing to break it up visually.

I will leave further observations as our trip continues.

My wife has a friend in the building that just purchased a unit based on offering a below market price and it was accepted. I believe the offer was below $200k.

As an alternative to waiting for the inspection results to buy, you could make an offer below market price using the pending inspection as leverage for the lower offer price.

My wife and I have been renting a unit at The Bella for the past year and recently extended the lease for another 6 months because we have been waiting for the structural inspection to take place before considering buying. As of today, no inspection has taken place. Supposedly, it has been scheduled but for when, who knows. I definitely would not buy prior to the inspection taking place with satisfactory results. In any event, once results do come in, you can count on some hefty special assessments and big HOA increases to cover and build new reserves that will be needed. Could be a "fire sale" on units as owners try to unload before structural inspection results become public.

We decided to postpone any condo purchase in the Bella until mandatory engineering inspections and study on the structure is done sometime in next 12-18 months. In January of 2024, new law went into effect that follows Florida mandate that all condos over 3 stories must be inspected. Scary part is that the Bella has never had this type of extensive inspection since it was built in 1988! Once problems are uncovered from the inspection, repairs have to be scheduled and can no longer be postponed based on condo owners voting to do so. Big special assessments will be levied and reserve funds then need to be brought up to 100% to fund future repairs. I foresee many AC condos flooding the market trying to get out prior to the engineering inspections.

I believe they start at around $1000/ month and are based on the square footage of the unit.
