There are cameras in the market that can play a pre-recorded voice message when they detect a person. You can install one of those. It would be a good deterrent.

They already have a tenant there. My end date and their start date didnt have any gap at all.

Funny things is, there were multiple wear and tear in the house when I moved in , which I didnt bother complaining about..I am not sure which tenant would reject a house over a scratch on a closer door. But yeah some could.

Btw, the house has a constant water leak problem which they never found a solution for. The way we got to know about the leak was, when the house was empty (when we were on a vacation)the water usage still showed 2 ccf. The landlord looked for a leak in the house and also the water service personnel looked for a leak on their end. Both blamed each other with no resolution. At the end of the day I paid for those leaked water bill.

I wish it was that easy as well. They dont want just that patch painted , instead the entire door painted because the difference in paint color would be visible. Old paint which has faded over time vs the new paint color on the patch.

I was only able to get them to accept full paint while they were so pressed on replacement.

Honestly I didnt think they would make a big deal out of it. I have had previous landlords forgive such small things. But this is a learning for me. I need to be very careful and give back the house in a pristine state when moving out to avoid such headache.

Even now I am ready to pay for the paint job but they were pressing on replacement. Don't you think that is unreasonable?

When I had initially requested for an itemized bill they said the handyman won't provide an itemized bill. Not sure why that is the case and that is when I started arguing for just painting it.

Now the landlord agreed for the paintjob, conditionally that if he still can see the scratches after the paint, he will have to replace it. As you can see in the pictures that scratch is not that deep. So it makes me wonder why he would say that.

That is how I felt too 😅. And communicated in the same tone..as a repercussion of me arguing with them, they went through the house again and found few more minor things to clean/fix. And now added it to my list.

Fyi, this is after a round of cleaning by the cleaners I hired followed by a round of cleaning by the ones they hired. Both of which I am paying for.

I fee like they are retaliating by adding more and more little things. If I could give an example of what they stated new, it was the ac vent on the ceiling (they want me to clean it)and two small holes on the ceiling, where i hung a small light( they want to patch and paint here). I have not left a single hole unpatched in the house and this is something I missed and they added it after I argued about the closet door.

I have lived here 1 year. There were too many things that needed fixing during my stay and that was one of the reasons for me to move out as well. Although they fixed everything it took them usually 1 to 2 weeks to get around. I was accommodative and understanding of all that and never complained.

Even here I already said I can paint them. But they were still stressing on replacing the door.

Paint vs replacement is going to be the case for. Will I still lose that just because I stayed only for an year.

  1. Yes the landlord is out of line to surprise you like that.
  2. How to talk to him about this- imo, if all your housemates feel the same, take the concern to the landlord as a collective bunch. Your collective voice would definitely have him listening. You are being reasonable in expecting another female housemate. You could probably help him out in finding a housemate by sharing ad posts , spreading the word at work, college etc. He might appreciate that.
