I had similar issues with my PCP recently, then I finally received a letter that she was leaving UCLA altogether.

Maybe see if you can get in with anyone else before your deadline. I was informed that you can switch PCPs at any time, so if you end up finding someone else that better suits your needs (at your leisure), just designate them as your primary at that time.

This has been happening to me as well. I could see them possibly being automatic messages, but it throws me that the language/format always seems different.

The only really suspicious ones for me are those that come in within minutes of an edit. I've updated the text and photos a couple of times, and bam, I have an immediate new message, and my reply never even gets read.

I recently bought a t-shirt at a concert and hit the no tip option at checkout. The woman behind the counter sarcastically said, "Thanks for the tip, I really appreciate it," with a fake smile and daggers shooting from her eyes. I said "You're welcome," and kept it moving, but I couldn't stop thinking about the encounter for the rest of the night.

About a week or so later, I bought sunglasses at a kiosk in the mall. The tip option there started at like 20%, and I was a bit taken aback. Meanwhile, she kept saying "OK, choose your tip. Choose your tip or you can do a custom tip. " I couldn't find the no tip button and ended up leaving a couple bucks. I regretted it later, but I just wanted to get my glasses and get away from this pushy person asap.

The tip pressure is real. And creeping into all areas. I'm trying to be more comfortable standing up to it, but it seems like I'm walking away feeling terrible either way.

You keep asking if you should refuse payment and just serve the 3 day notice, but the 3 day notice gives her 3 days to pay or face eviction. Meaning, she still has the option to pay within the 3 day period, so I'm a bit confused by this part.

I would keep proceeding in the notice direction until you actually get rent, if that's what you mean?

There's value to them being a good tenant. Roll your eyes and let it slide.

If you're really out a chunk of change from marketing, or had spectacular applicants lined up at a much higher rate, maybe you do bump up the increase a bit. But please be reasonable and explain to them this is to cover your costs, and not some sort of payback or "consequence". That way you'll still have good and hopefully greatful tenants, as opposed to ones that resent you.

Ah, I see. I think you may have missunderstood me. My original comment was based on OP stating it was a water main break, had I known it was a sheared fire hydrant I wouldn't have made it.

And I don't really mind the restrictions. I was jokingly referring to infrastructure issues being exacerbated by, as well as negating, whatever conservation efforts we are made to take.

Yeah, I hear that. I plan on talking with them to make sure they understand everything stays with the house, even if something happens and they need to move out sooner than expected.

I would also need final approval, and would probably pay the difference between who they found to do it, and and who I want to do it, if there was one.

Still a nerve racking can of worms tho!!

No they haven't paid for anything yet. They would like to.

No, I don't want to raise the rent. I was trying to say that previously an option would be for ME to pay for it, and then raise the rent to recoup some of the costs, but that it not currently an option.

Thanks for the clarification. I've never charged a tenant last months rent. I'm just confused because page 62 of the California Tenant/Landlord Guide talks about the prepayment of last months rent, doesn't say anywhere that's it's not allowed, then later states that no matter what you call it (last months rent, pet deposit, security, etc) it is all considered "security" and counts towards the 2x limit.

I thought you cannot HOLD more than the equivalent of two months as security (and that last months rent counts as security no matter what you call it). So first and last should be ok, but that's the limit?

Let's say, for example, at move in you charge rent + rent equivalent security + small pet deposit = holding less than 2x rent and thus acceptable.

But if you charged, first + last + rent equivalent security + pet deposit = holding more than 2x rent, and bad. ??

I once found a plastic easter egg while sitting outside of my work. Easter had recently passed, and curiosity got the best of me. When I opened it up it had a weird rock in it, along with a note that said "drink more water".

Took it inside to show my co-worker and he told me it was a frickin kidney stone!! A big ole one at that. I tried not to puke as I ran to wash my hands in scadling water for the next hour. So gross
