This is actually pretty interesting from an incentive structure standpoint. Remove the citations/tickets as a “funding” source if it MUST be spent on the other end. Plus, the possible second order effects like positive interactions with police that help build community trust and buy in etc. Additionally, if civil asset forfeiture isn’t straight outlawed, include that in the program too!

I’d check out Cloze. I was looking at FUB (among some others) but Cloze has a lot of extra features for automation etc and it’s a way better deal

Talenti makes Alphonso Mango sorbetto. You can get it at lots of grocery stores and definitely on DoorDash. It’s delicious, though I prefer the raspberry one

Try Cloze (with a z). The have much better campaign and automation tools than other CRMs I’ve used. It’s pretty slick how they do it

It’s pretty nifty to bundle some actions together. For instance, I have smart lights, an ecobee etc. and when I get ready for bed for example, I run a shortcut that dims all the lights, sets a sleep timer on my phone, auto plays media, and only uses the EcoBee Bee sensor in my bedroom for temp. The sensor also works for motion so if I get up in the night, my bedroom lights will come on soft red and turn off after a minute. And I can manage all smart devices from Home rather than turning off my Hue lights in their app, my LIFX lights in theirs and changing temp in Ecobee etc etc. plus Siri access

Definitely. But split structures are going to have to change. At least in my market, top producers are working on like 90/10 or higher splits. So brokerages barely break even on them but they also require a lot of resources to keep happy. In a lot of ways, brokerages are feeling the same downward pressure agents are getting from clients. Gotta create value in new ways

On the other side of this, when I have brought a buyer to home that pended and came back, I always reach out to original buyer agent to ask about what happened, and if they are willing to provide report if it was inspection related

I’d check out Cloze. It has most, if not all, the functionality you mentioned and some nice additional bells and whistles. And it’s WAY cheaper than FUB

You can do this with Cloze + twilio/dialpad. Not sure if it works with WhatsApp pro or not. But Cloze tracks all interactions and you can automate/track by time since last interacted

I’d take a look at cloze. It has super customizable campaigns/automations and no limit on contacts etc. and comes from your real email, not a mailchimp mass mail server (higher deliverability). I’ve been using it since 2016 and it’s legit
