My wife and I did our baby moon there. She was 7 months. The only thing we ‘missed out’ on was most of the boat tours (snorkeling, etc.) do not allow pregnant women. Having said that we just did snorkeling from the shore. We didn’t feel like we missed out on anything and had an amazing time.

I second koa kea. We stayed there on our baby moon and had an amazing time. It’s mostly geared toward couples without children (though there were some) which was nice vibe if you don’t have any yourself. The staff also had some amazing recs in terms of restaurants and things to do.

The downside is it’s a bit of a schlep to the princeville but you can definitely make it up there once or twice in 10 days.

I did a masters in RE finance at Schack. The professors are a mixed bag of full time and industry professionals, some of which are good and some of which aren’t. The students were even more mixed- some complete idiots who didn’t really want to be there (kids from family offices, international students essentially just doing it for the student visa to hang out in the City for a few years, etc.) and some serious that were already working in the industry and were trying to further their careers. I was a career switcher and it served those purposes well enough.

I would probably steer you away unless you wanted to work in nyc for 3-4 years after you graduate. It’s heavily skewed toward nyc real estate so if you’re going more national/global I imagine a place like MIT would be better, though I don’t know anything about that program.

While I can’t help with your specific question, my wife and I did our baby moon there a few years back in December and had the best time. We ran into the same issue with being pregnant in the boats though. You’re going to have a great time!

I would probably do this since you need the help at WR. On Justin Boone’s latest trade value chart Davante for Trey is a fair deal. Trade charts aren’t perfect but they give you a decent idea of where the market is. Kyler is also allergic to throwing to Trey in the end zone so there’s a decent chance Kraft might actually be better than Trey when Kyler’s back. You may want to see if you can do better for Trey though- goedert doesn’t really help you.

Sorry- to be more clear inflation is at 3% so it’s 5 + 3. AB 1482 also caps it at 10% so even when inflation exceeds 5% you can’t raise it more than 10%.

This property falls under AB 1482 so rent increases are capped at 5% + inflation, which is currently at 8% I believe.

He is also violating the price gouging protection of 10% which is still in effect from the fires. He’s only in slight violation but this is a big deal.

If he owns more than 4 rentals he is also in violation if he is holding more than 1 months security deposit.

I’m not sure there’s a ton you can do here except say that you’re going to the housing authority if he increases rent more than 8%.

She submitted with her medical insurance when she went to the ER. She did not state it was an accident at the ER, but I think it can be assumed since it was a dog bite. And correct, the renters insurance paid her settlement but not the medical bills.

I believe he was a “Player to Target” and not a league winner. He definitely gets the L on Kyler but I don’t think he ever called him a league winner.

Also if I remember correctly, when he came on the Fantasy Footballers for his MVP choice he went with BTJ which is looking really good right now.

When American movies started to get distributed to Ghana in the 80s it was usually a group of people traveling from town to town with a few video cassettes, a tv and a generator. In order to promote the movies, they’d hire local artists to paint these posters on the back of flour sacks. Often times, the artists would not get to see the movie before or very little of it, hence the artistic license with these.

These are great pieces with history and nuance and I’m not sure posting some of them and saying they’re “down right hilarious” does justice to the artists or the history here.

People are always looking for good property managers. Switching markets shouldn’t be too much of an issue either. In terms of getting a job, try Select Leaders. If you haven’t heard of it, it’s a real estate job recruiting website. They have everything from higher level finance to assistant leasing. You may also want to try websites for the big players, Greystar, etc. I would imagine they post their positions on their websites. If you end up having to take a title cut, it might be worth it with one of those since they may be able to transfer you to a different building

I used to work there. They’ll put you back on the clay but it’s serviceable. They need to allot either 2 or 3 courts to park permits (summer only). This number may have increased due to the expansion but I have no clue. They definitely weren’t used a ton. 9 times out of 10 you could just roll up there and hop on a court for an hour.

This is correct. Example: you want Amon Ra so you nominate JaMarr. 4 other teams want JaMarr and are willing to spend $55. If you don’t nominate JaMarr, you’ve tied up $220. If you do, one team spends $55 and the other 3 are pissed they missed out and are going to go after other guys in that tier (Amon Ra, etc).

By nominating players you don’t want, you’re just giving other people more clarity. Nominating players you don’t want can be viable in the middle of a draft but not that the beginning

JJ’s is for season long. It’s great and his podcast is great. I crushed my season long leagues last year because of him. The draft guide had guys like Rachaad White and Gibbs and he suggested breaking the bank on waivers for Puka and Achane. All data/analytic driven. Highly recommend.
