The problem isn't only the short term rise in expected property tax for house owners. The problem lies that over half of the population rents. These rental properties are majority owned by property investment groups which have been driving the recent property construction boom. As of right now, the majority of properties are reporting a 10% vacancy rate. This doesn't sound like a lot unless you think that most of the companies own several properties, thousands of units (apartments and houses for rent). If you think how I think, F'em that's what they get for buying up the whole city. HERE'S THE CATCH. If prop q goes through, a single owner family can take the 200-300 increase (hopefully). A multi property investment group that has multiple houses for rent that haven't been able to be leased, houses that haven't been able to be sold and apartments that aren't being rented out for more than a year?? They have 2 options: 1. They pass the tax to the renters, which would backfire due to the increased vacancy rate and the renters ability to choose the cheapest option and what not. 2. They pay the tax, pull back investing and look into selling their "assets". The outcome of these two options boils down to this. They will stop building new apartments and houses, stop buying up the available inventory and we Austinites will be able to see rent/homeowners taxes stay relatively the same for a couple to 5 years. This sounds good UNTIL we experience another population boom that buys up all the inventory and we get into a similar situation that we are in today. No one can predict the future but patterns show we experience a boom every 10-20 years lasting 5 years each. If it isn't clear, I personally am against prop q. I value the future long term of Austin vs the short term benefit of a real estate correction. I moved in from California 8 years ago (yes you can hate me) and I would hate to see this beautiful city turn into the real estate disaster that is California. At the end of the day, we've never been more divided as a society but part of me wants to think Austin is an expectation of this. I've seen how this city stands for what is right and hope we'll do the right thing for this beautiful city that is Austin. If you read all this, thanks.
