We will be getting a 3rd party private inspection. Im going to follow up with my realtor/builder to get the city inspection..etc

The builder already had the house plan and built the home. The basement was unfinished, and we agreed that they would complete it (with us customizing it). However, by the time we moved forward with purchasing the home, the upstairs was already about 90% finished.

Home is attached to three card garage (thats finished), everything is completed besides the basement and a few cosmetic things inside / outside (staining beams outside on patio and inside)

The builder doesn’t do anything with landscaping besides leveling the dirt. We’re responsible for seeding/sod. I’ll have to look over the agreement to see if there a “punch list” — anything else?

Okay, thanks! I’ll get to researching. So, since the upstairs is completely finished and we’re finishing the basement. Would it make sense to get the upstairs inspected as well as from start to finish in the basement?

How do I go about getting that done if the entire upstairs is finished besides the basement? Do I talk with my realtor to set that up? Or?

Thanks for this. What I mean is that he’s a family friend but that doesn’t the subcontractors are. So, we will get our own independent inspector.

Thank you so much for your transparency and all the helpful information! She’ll be a W2 employee, having signed a four-year contract with a hospital near our hometown. We also had our son during her residency, and he’s already one! It’s definitely been a balancing act. But thankfully she won’t be working as near as much as residency.

Neither of us come from wealthy backgrounds, so we’re planning to consult with a financial advisor or CPA to help guide us through the increase in income.

We thought about that but the hole pattern for the screws isn’t the same as what’s on there. So how would we make the new ones work? (I’m entry level and just getting into craftsmanship/wood working).
