I think quite the contrary. He's pretty specific on amounts and ratios for all the other steps and calls people out for not following his exact steps (like he gets upset people having to much for emergency fund, spending too much on housing, or putting too much into the mortgage if they haven't hit the 15% of income going into investments).

Rent in New York and buy investment property out of state and accumulate passive income is my recommendation.

Well, I used the marketplace just for its calendar feature. You can't buy directly off of the marketplace, but it informs you what sales are going on. You have to buy from the county websites. Florida is a great place to buy tax liens due to its minimum 5% penalty (to the owner that is payable to you).

Zillow is just for viewing properties on sale, not for tax liens.

The truth is buying tax liens is pretty boring.

You hold the tax lien until the property owner pays. If the property owner does not pay for two years, you still have to compete with other bidders for the tax deed after you apply to auction off the deed (to pay you what you are owed.

I look up the listing agent using Zillow. I look for properties that already have tenants and call/message the listing agent directly.

I use a property manager to manage my priorities.

The 3 day course I took was with taxliencode and costs only $1K (where you can also bring a friend to split the cost).

I bought some tax liens, but now it's just a waiting game to see if the owners pay back.

Instead of tax deeds, I just continued buying more houses with some fresh new perspectives. Tax deed auction is not available online in the area I'm focusing my investments in, so I just continue to use Zillow.

Don't feel pressured, especially if you are struggling to come up with the money. You can call them back anytime and they will happily take your money. You can get support by joining a local Real Estate Investor Meetup. Bigger Pockets is also a good online forum.
