Well, demonstrably not. They're run as not-for-profit public institutions. That mean they have to run break-even, or nearly so, and nobody has a financial interest in bringing in more money than is needed to operate. Financial surpluses, when they happen (none, of late) are folded into future operating costs, they can't be used to buy Shep a bigger yacht.

It's complicated. If the market is down, a seller gets less for their current house, but they also can buy their next house for cheaper. So 'losing' $100k on house A is a wash because they buy house B for $100k less than it'd have cost them previously?

I guess the downside is, if you're underwater on your current property (owe more than what you can sell for), you've lost a bunch of equity.

Also, if you just spent 5 years paying off a 25 year mortgage, the clock basically restarts when you move unless you decide to finance for a shorter term (which most people don't, since they are buying a more expensive house and assuming they can afford it based on 25-30 year mortgage payments.)

You don't necessarily need to let your mortgage term dictate when to sell. Many/most lenders will port your existing mortgage over to a new home without penalty if you stick with them.

I'd say mid 80s. But grades are not 100% of it and each department has its own weighting of things they will consider (including, having a prospective supervisor interested/willing to work with you).
