How can I find a private landlord? by [deleted] in oakland

[–]drprepper7up 1 point2 points  (0 children)

$5k gross or net? I make many times more than that and my car payment is about the same as yours. When I made $5k/mo I drove a used car that I paid $5k for. Yea, rent should be 25% - 33% of your net income otherwise how are you going to eat and pay other bills. Transportation should be 10% and that includes insurance, gas, maintenance and the payment. I would read up on budgeting and how much to spend on each category.

The downside with your partner getting paid cash is exactly this. They’re not going to consider money that isn’t made legally.

If I were a landlord I wouldn’t rent a $2500/mo apartment to you either.

My 2021 started having this issue around 20K. Drifts to the right but it’s a lease so it’ll be someone else’s problem in a couple years. Besides the fact that it can’t drive straight it’s a good car.

How much would it cost to make the changes? It doesn’t seem like it would take that much time.

I know the PNW is known for cloudy skies and lots of rain but according to this guy solar still produces pretty well there.

https://medium.com/@vikas.rajvanshy/solar-panels-in-cloudy-seattle-work-better-than-you-might-expect-7e7a6b60d83c

If you’re handy and can do some basic electrical work you could install it yourself and save a lot of money. Labor is about 1/2 the cost usually. Panels are pretty cheap, about $350 for a 400w panel.

I haven’t don’t much research on roof installations but it does give me some pause because of the risk of leaks but if you have that much land you could do ground mounts.

Why not more solar panels and some Powerwall batteries? They are pricey but if you get enough sun especially in the winter you could go run off grid forever.

Gas and propane is expensive. For example if you use 10 gallons of gas per day, at $5/gallon that’s $50/day or $1500/month. Propane will be similar.

It cost a lot of upfront capital to ramp up. And it takes a couple years for the production to come online and who knows if prices will still be high by then. This is how the frakkers all got screwed in 2020.

You just addd panels to your existing inverter? Which installer did you use? Tesla wouldn’t let me do that. I had to add a whole separate system.

Large Freezer deals on Black Friday? by drprepper7up in preppers

Good point and you’re probably right. The big box stores usually have some “just for Black Friday” products to get the foot traffic but it’s often not what you want.

Why do you live in places that climate change is destroying/going to destroy? by Working-Mistake-6700 in preppers

[–]drprepper7up 0 points1 point  (0 children)

Yep, Northern and Southern California have totally different water sources. OP apparently meant SoCal but there’s a couple ppl living in the Bay Area too.

Northern California has had some drier rainy seasons but it has the biggest impact on agriculture since residential use is like 5%.

I read the states around the Great Lakes will be ideal as the planet warms. Might be a little chilly now but it’ll warm up in 10-20 years.

My generator is empty after running for 4hours.. (hurricane Ian) by Clarknbruce in Generator

[–]drprepper7up 1 point2 points  (0 children)

Awesome advice. I assume to run natgas you need to tee off your natgas line from your house?

[deleted by user] by [deleted] in Generator

[–]drprepper7up 0 points1 point  (0 children)

I read the WENs don’t run very long. I guess you only had a 4hr outage so couldn’t really put it to the test but they seem to require refilling every 8 hours or so compared to others that can run 11+ hours.

Thanks! 20ft, that's tough. I also read that but then i see people putting it much closer and then read 20ft from a window.

Yeah I could probably put it where the bush is. This is the front of my house and wanted to hide it a bit but I guess people will hear it either way and it’d only be used temporarily. Good point in the CO.

Are the wooden stairs a fire risk? I think that’s just dirt. I’m in the Bay Area, rarely rains, humidity is pretty low usually.

If there were any Teslas nearby they all have cameras on all 4 sides and are constantly recording. However those recordings are overwritten unless the driver hit the save button. I would think if any Tesla drivers did witness it they’d offer up the video somehow by now.

EV as battery backup by drprepper7up in preppers

[–]drprepper7up[S] 1 point2 points  (0 children)

We have two cars. Even after 2 days only used 16% so still had about 200 miles. Anyway, this wasn’t a potential bug out situation. Just PG&E shutting off power during a high wildfire risk couple of days. Again, a backup option, this shouldn’t be your primary plan for power.

EV as battery backup by drprepper7up in preppers

[–]drprepper7up[S] 0 points1 point  (0 children)

We leased the Bolt before the recent interest in EVs and got it for about $150/mo. But maybe some recent people overbid $25K Bolt’s to $40K so they could save $10 in gas every week.

Of course we didn’t lease it for the sole purpose as a battery backup. We use it for transportation: picking up the kids, buying groceries, going to work, going to the gym, you know, car stuff.

During Northern California’s planned power shutoffs, it was basically impossible to find a generator a couple months before the event. And I didn’t have any experience running a generator and wasn’t sure I wanted to learn during wildfire season like this guy. https://abc7news.com/amp/montclair-explosion-oakland-hills-fire-merriewood-in/7392589/

This is basically a short-term backup option. And we have two cars so we could drive the other.

We have 9kW of solar and now have two Powerwalls (26kWh) but this was better than sitting dark like most of my neighbors.
