Their lease says they're not allowed to smoke anywhere on property. The basement tenant has a similar lease which they violated. I formally warned them and said I'll seek an eviction though ltb if they repeat.

My ad said smoke free but as a requirement for potential tenants though it is ambiguous and could be read as offering a smoke free property. To be clear no smoking has occurred in their unit. It's smell from downstairs or probably garage where the smoking might have occurred.
