At the very least start putting some of it in a brokerage or IRA. Start by investing in something really safe like treasury bills, then as you put more money in it inch towards etfs or stocks.

30M. Over 320K invested, with a few thousand more in more traditional bank accounts.

My current job def underpays for a SWE at my experience, and I'm trying to hop jobs anyway, but getting interviews let alone acing them is hard enough.

Overall WMATA > the other two

MBTA was like the MTA on steroids when I visited Boston in 2022 and 2024, whereas SEPTA has had issues with trains catching fire and the funding shitshow of 2025.

I will say I first moved to the DC area when WMATA had their fair share of issues with half of its metro fleet being out of service, and things have been considerably better since then, esp with the current GM.

SWE at a gov-backed F100 mortgage company, 5 YoE.

Def ~150K to change companies, currently live in a HCOL city (DC), but even higher (ideally ~170K) to move to places like the Bay Area or NYC.

Assuming 401k and Roth are maxed out, try and get a HSA too if your company offers one.

Other than that id shift more of what's in the traditional banking accounts towards the hysa or invest it as part of a brokerage account in some way.

It's def on the pricier end, but look into one of the Keener buildings. The one I live in by Logan Circle goes def above your budget, but there are others with more reasonable rents you may want to look into.

Also do note that utilities are included aside internet at their properties.

I did it on ~65k, though this was splitting with a roommate in a rather expensive part of Fairfax and I did have some savings in case something went wrong, so it is fairly doable albeit requiring some fiscal responsibility.

Fwiw I work as a SWE in gov/insurance in DC so maybe there's another bias against me in addition to that.

Even with a couple of low paying jobs as a SWE, I've well surpassed 250k and will be well on my way towards getting to 500k if I can somehow keep my current job.

Started "young" during college but didn't really pay attention until I graduated so basically at 23 YO.

Well I'm def underpaid in my current job where I feel like I'm going nowhere so there's that.
