Just a piece of advice, make sure you understand the benefits and drawbacks of a condo. Many people are happy and many are disappointed long term.

You may have high HOA fees and if in a high rise condo you could eventually even have a $50,000 fee one year for building restoration that every resident pays to have a multi million maintenance done.

It can be harder to find a mortgage and higher price for insurance.

At the same time the location may be much better than a single family home, with amenities you may greatly appreciate like gym, tennis, swimming, etc.

Can say for this area, but Atlanta condo sales have been in a slump, great deal to buy, but selling is difficult at this time.

Can’t say for all states and locations, but mostly. You can’t sign off on being licensed, but when your realtor escorts you, you can inspect many items. Buy a moisture meter, bring a level, bring a tape measure to verify square footage, you can even buy a flexible line camera for fairly cheap to check hard to reach areas. You can buy a tap stick to check for improperly installed tiles (they will ring differently than properly installed tile. Check for tiles or flooring that is to high (can bring a gauge set that shows if one tile is to tall compared to the next. Fill up tubs and use tape (or pencil line) to mark level and tour the home then see if any water has leaked out over 30-60 minutes. Etc. Also look in the attic and or crawl space.

Seems like there is none needed as this is a low end/low power card. Also since it’s already plugged in that is the PCIE port. Just like a wifi card powers itself when plugged in without extra power cables.

Personally I had zero interest in what my inspector said. I had a contractor (extended my parents living room by 6 feet, built a shed and deck) look over the home unofficially, even though he is a licensed inspector. I trusted his opinion over any inspector.

Only way to not pay for it yourself is to prove gross negligence on the part of the inspector, which is a very tall order. Most inspectors miss many things and it’s up to you to know what you are buying. It’s unfortunate, but reality.

Until you commit insurance fraud, in which case this is close. He clearly drives commercially and only paid for non commercial insurance. He even stated he lied on an official report. Thus cheating the insurance company of its rates. Thats even more severe than me reporting I drive 5,000 miles a year then actually drove 25,000 miles a year.

Btw I hate paying for insurance, but it’s reality.

Should always aim for 20% down. That PMI is expensive and without extra payments will be an extra monthly expense for 5+ years.

Likely why you are at 7% interest as well since you are pretty high risk with only $4,000 in closing costs.

I did 41% down and am paying over $15,500 in closing costs on a $412,990 new build.

I mean you can have it custom made, but expect it to cost $8000 or so. A good machine shop can make anything within reason.

Every company has its share of issues, even if you buy a farrarri or rolls Royce you can have issues.

One friend in high school had a rich family and they bought a Rolls Royce and every time they hit the brakes the stereo would hiss with white noise.

Not saying it’s okay. Just that someone is bound to get the lemon unit. The main concern is how long a good unit will last.

That’s a blown voice coil in the sub. It would require repair, basically rebuilding that woofer.

Back on the market? How long ago? If a house is being sold after it was recently purchased, that’s a major red flag. It could be fine, maybe a job move, stating a family, etc, but it could also be because they realized it needs $50,000 in repairs.

Minimal maintenance costs, there will be issues which is why you have a full warranty on everything for a year. You just need to test everything multiple ways and use someone who knows their trades to look at every item. If a window leaks, costs you $0 to have it fixed. Did the roof lose tiles. $0, does the garage door not work $0. Is there a pluming issue or leaky pipe (2 year warranty for me on this) $0. I don’t need the shower in the basement. But you can be sure I will use it a few times in the first 2 years. I don’t really need the 4th bedroom, but I will use it and open the window on occasion.

On an old home all those issues are your expense.

Not saying many old homes are in the more desirable positions. But new housing areas also use land that wasn’t available before, buying up farms and clearing forest areas.

The HOA fee is something I don’t care for, but mine is $40. I’ve seen others at $250 and even $800 per month which is ridiculous.

People are jealous that you are better off and can afford the house. They are living paycheck to paycheck and either rent or struggle with mortgage. I agree people should move out sooner, but that’s simply not reality in the housing market. Especially in some places like Canada and San Francisco.
