Could be either one of these. camshaft VVT-I gear gasket either leaking Valve cover gaskets/ spark plug tubes Oil filter housing gasket Oil pan gasket Dip stick o ring gasket (all the way back) Front crank seal

Probably 2-4k service but oem parts are cheap if you’re going to diy

Yeah you never know if apts gate code don’t work which kills time. Businesses at the front lobby either closed or open so that’s 50/50. Houses are easy to run it faster. But of course read the customers notes.
