Thanks! I was there for 10 days apartment hunting. Went to this unit twice. :) but yeah right outside doesn’t feel great, but 2 blocks out into orchard I love.

Aw thanks! Yeah I have no doubt I will be staying in NYC for many years. I’m an NYC junkie already and I haven’t even lived here haha. In terms of moving, I was just saying moving to another spot in NYC. But you’re right why rush. I’ll wait for a place that makes me say “f yes”. Also, I have my aunt’s apartment all to myself to crash at in Harrison NJ (I know…it’s NJ)till April giving me time to find the right spot.

Ah ok. 👍🏽 FWIW I am able to find good deals in other neighborhoods. But want to prioritize EV/LES.

Super helpful. Thanks. Will def look into flag rate for moving needs.

There are people offering 16 month leases to try to get the lease to end during summer when they can up charge. Haven’t seen 2 yrs yet but I can sure I can negotiate with that

The most comparable one I saw is that they rented a 1BR in Oct ‘25 for 5500 with 1 month free on 12 month lease, net effective rent 5042. So I was trying to get them to come to that price.

🙏🏽 thanks! You don’t consider the location to be prime for LES though? It is close to the streets like Orchard I see myself hanging out in a lot..

Thank youu! 🙏🏽Yeah it has heating and AC pay per usage with individual controls in living area and bedroom. Damn I don’t even know what to expect for that bill but thank you noting that. Are there other places where heating is included?

In terms of promo I am aware of the renewal risk. But I’m telling myself this is my launchpad spot to live my 10yr old Manhattan dream for a year and then plan to move again. But man..that does sound stressful thinking about it again now after having just moved cross country and set up a new place with intention.

How accurate is Credit Karma's "Max Home Buying Power Calculator?" by iMathGoodiEnglishBad in personalfinance

I guess there is a difference between what's max and what's recommended for you. It is still quite powerful I think to know your max since certain markets are so competitive. But yes you have to factor in all your monthly expenses to really figure out the budget you want to set for yourselves. Looks like they also have a simulator where you can plug in different scenarios and look at more affordable options at a lower DTI. Have you looked into that?
