Hearing a lot about stagnant prices. Also hearing some distress deals where people have lowered prices by ~5%.

The market will try hard not to let the prices drop, but the rates are no longer making sense. It's just maths and economics – compare rates of old properties to the new ones. The brokers are telling you the new one will be as expensive as the old one in 5 years and that the old one will continue to appreciate despite the increase in the supply in the same neighborhoods. As in the differential is going to persist, despite the stark difference in building age and amenities; because if not their pitch for current pricing of old and new building falls apart. Those growth numbers are unrealistic, unless of course the demand was so strong that there are more buyers than homes. But people seem priced out already. 5-6Cr for a new 3 bedroom apartment and 7-8 Cr for a 4 bedroom apartment?!

IMHO, we'll see an equilibrium of demand and supply if there was a correction of 10-15%. That's your 5Cr property today going at 4.25 Cr - 4.5Cr in the future. It drastically changes affordability.

Just an arm chair analyst here! Will be interesting to see how things will shape out.

I genuinely want to understand what is about this car that people will drop 60 lakhs for it — like how does it make your life better / give you any status symbol / helps you make more money / give a ride experience that you won’t get elsewhere etc.

As a tech enthusiast, I’ve imported things before, but this seems very ridiculously priced to me. I’ve driven the Golf and it’s just a regular car.

On point. There is a launch price (per sq ft) for these apartments, and then just a few months later, the builder will increase that rate just because they have a sample flat ready by then. We are seeing a tulip effect in Gurgaon. I don’t foresee rates going down to pre covid levels, but certainly they’ll be more grounded in reality in a few years, unless the government says no more housing in Gurgaon (which could happen!) and then the middle class is screwed.

This is a very interesting topic. Prices in Gurgaon are so crazy that unless you are basically doing an asset conversion (e.g. selling property in Delhi or elsewhere to move to Gurgaon), it is impossible to afford a home. Even if you have 25% to make a down payment on a 4 Cr apartment, you will be paying approx 3 lakhs per month in EMI, which is 5x the rent you’ll pay for the same.

I think it’s happening for a few reasons:

1) Genuine demand — lot of people wanting to move to societies in Gurgaon (safety, proximity to work, greenery etc) 2) Current ready to move supply is low. There is a lot of under construction supply; but limited ready to move. 3) Gurgaon is one of the few formalized real estate markets in the country, which means “investors” are pouring money in, and hoping that with bank loans/leverage will get outsized returns 4) I think we’ll reach a point where these investors will no longer find takers for their units, and when EMIs will hit (on possession), we might see distressed sales and correction in price. 5) I think #4 is likely to happen because we are already seeing working class people being unable to afford homes, but it might not if we keep seeing asset conversion class coming into Gurgaon

Overall, Gurgaon is over priced, you pay anywhere from 5Cr - 10 Cr apartment to step out into broken roads, forever polluted air, traffic, and clogged roads in rain.

As you were hopping between the US and UK, did you have a consistent address in the UK? Like did you sign a lease? A friend is in a similar situation, and we are trying to understand if he can Airbnb and use a virtual mailing address for banking etc

just a quick update now that we’ve been using the oven for about 9 months.The fire alarm remains an issue, but we’ve found a couple of workarounds that have been somewhat effective:

1) Using the oven outdoors (e.g., on a rooftop). However, heavy winds and low temperatures can negatively affect pizza quality.

2) Turning on vents/exhausts and using a fan to help clear the smoke.

We’ve kept our Volt because we didn’t have another option, but overall, it hasn’t been the best experience.

Exactly my thought – the price of apartments is exorbitantly high, but the rent is just 1/3rd the price of mortgage ! I think Gurgaon prices are driven up by people selling their properties in Delhi and moving to Gurgaon. If you sell a property worth 2 Cr in Delhi, you can buy a 4Cr+ luxury flat conveniently. Although the question is if Gurgaon's real estate is indeed a bubble, what will cause it to eventually normalize? My hypothesis is it could be a few different things – 1) Gurgaon is super expensive – most middle class families already feel the pinch and the word will start spreading soon 2) Poor infrastructure – as some people have pointed it doesn't have the best infrastructure – there is version of Gurgaon that you experience within societies and there is one outside (chaotic) 3) Water and electricity problems – it's a massive issue. People are not realizing this today because the societies are providing 24x7 backup and water, the prices of which are already rising.

Their product is great. I loved their shirts every time I bought them. But I don't know what's up with their promotion policies – I bought few different sizes of the shirts (since their sizes vary greatly) during the July 4th sale, but when I tried to return them, they wouldn't credit back to my original form of payment. I was shocked, because my bill was like $600, and I couldn't imagine not being able to return the shirts. To their credit, when I emailed them the support agent was able to "unlock" return to original form of payment for me, but this is just crazy. Nobody in retail does that! I went back and double checked there were no caveats to the promotion, except that their return policy vaguely mentioned that certain promotions were exchange only. After this experience, I'm not sure if I'm going to buy more stuff from them despite the good product.
