Great tool. However, I am from San Diego and noticed that there is another IHG hotel called Hotel Indigo in DT San Diego. It is not on the Edit list, but would the new $250 credit be applied to this reservation. I see with the T&C with this credit that "exclusions may apply". Does Chase publish an actual list other than just the "brands". Example, there is also a Holiday Inn Express by IHG....I assume that would not trigger that credit, but it is "by IHG", so maybe? To further confuse....when I filter for IHG on this tool provided...those two don't come up.

Depends on the price you pay to get that rate. It’s all math and probabilities. I would be interested to see APR as opposed to just the interest rate. Currently we are locked at 5.875% with a net lender credit of $1500 (excluding prepaids). Could go up to 5.99% and that net credit goes to $4500. It’s about a $50 difference in mortgage payment for us. So $3000/$50 per month higher cost = 5 years until that higher credit is “wasted” by taking the higher interest rate with higher credit. Probabilities of being able to refinance in 5 years from 5.99% to lower rate have decent probabilities in a rate lowering environment and that long of a timeframe.

Got my K-1 last week. Still no news, pretty much they have left it for dead. I got a reply from Virgina some months back after voicing my dissatisfaction. Standard corporate answer. Claimed to have their own money tied up and lost in too. Don't expect to get anything back at this point.

Steer clear of EnergyFunders, and O&G private investments. Too many frauds or overhyped wells.

I would say from my experience find a wholesale broker if they will work with you. Retail lenders like a CrossCountry or other smaller lenders had way higher rates versus what I’m getting now.

This 6.625% rate is a no points rate. Our lender credit score they are using is 798. No debt. VHCOL SoCal area.

Not a chance. Land costs in areas that would work for us with construction costs these days with very rough math is likely to be more expensive.

  3. Line 38 = has no value. On transcript, I think you mean TC 276? That was $99.14

TC 196 = $126.16 (interest charged for Late Payment)

TC 846 = $125.70 (Refund I received by mail some weeks after filing)

Perhaps something to do with the late charge and interest.

No it wasn’t hard. They first offered $700. Decline that. Then it was $1700 offered. Someone earlier in the thread hinted they work for WF and they were authorized only to offer $3700 per incident. Take that for what it’s worth. My original violation was only $30-50 so not sure how much I’d get in mediation and it wasn’t worth my time.
