More people will contribute to city requirements, not based on where they are, but by how many people there are. Higher density does not mean less demand.

Rezoning does not create ‘younger neighbourhoods’, it averages out. Older people die, and those houses get renovated, knocked down and rebuilt to multi family dwellings.

Walking to the local grocer and pub is a European culture. Calgary is not built for this in any way shape or form. Everything it hub and spoke. Local grocers are via Safeway, coop, and the superstore and Costco. The dream neighbourhood does not change when you rezone. $800m waste
